The chart above tracks the annual mean average sale price of fee-simple condominiums in Princeville and Poipu.  Although similar in statistical performance, the overall running average appreciation trend line for Poipu edges out Princeville by approximately 3% overall (Poipu: 18%  vs. Princeville: 15%). This post of for my Kauai contacts seeking information on condo sales history in the Poiipu, Kauai area. Data has been extracted from our Kauai multiple list system and charted in Excel. The first chart is for "legacy condos".  I use the term "legacy condos" to mean those built in 1990 or earlier.  Much of Poipu was constructed in the 1979-1980 time frame so this data applies mostly to resale units as opposed to new construction.  The data is as reported in our Kauai MLS system with leasehold, timeshare, and shared-ownership excluded.  The yellow trend line constructed automatically by Excel shows a decline of around 25% when comparing today's prices to early 2006.  That does not necessarily mean an individual unit has declined in value by that amount as this is only a measure of what i...

After a week in which the financial system almost ground to a halt, governments of the industrialised world seem at last to have found the right tools to get credit markets moving again. At the weekend and early on Monday October 13th officials in Europe, America and Asia announced unprecedented and comprehensive plans to prop up failing banks, guarantee their loans and flood the world with cash by providing unlimited dollar funds through central banks. At first blush-and in contrast to previous failures after half-hearted efforts-the new plans seem to be working. Since my office is in the Koloa/Poipu area, I track condo sales there very closely.  The 2 charts below show a 12-month history and a 24-month history.  Each chart shows median sales price and the number of units sold.  Data is for fee-simple, full-ownership properties on Kauai's South Shore.  The bold lines are trend lines and the dashed lines represent the underlying data. ****Hawaiian Airlines Makes Changes***** Hawaiian Airlines announced Wednesday that they will charge and additional $15.00 for the first checked in bag on their mainland flights, the second bag already has a fee of $25.00. This is for tickets purchased after August 1, 2008. There will be no charge for the first piece of luggage on the interisland flights. They will also adjust their frequent flyer program so now more miles are needed to get an award ticket; this will take place after September 1, 2008. The minimum miles needed for a free flight is 10,000 and it will be increased to 15,000. Hawaiian Airlines said the last time they raised their mileage program was 14 years ago. Developers here on the island are starting to adopt marketing strategies similar to that in other parts of the country, in a recent article at Yahoo News it highlights some of the deals builders are prepared to negotiate on  with buyers in a bid to sell their new homes. We are starting to see these sales and marketing tactic emerge closer to home at the new Wainani development in Poipu.
