Commercial real estate in Kailua will never again be the same when the Harold K.L. Castle Foundation sells its commercial real estate portfolio, which is managed by Kanoehe Ranch.  These holdings were recently put on the market, according to the Pacific Business News, this morning. It is not yet known what the offer price for the Kailua real estate is, but it is my estimation that Kaneohe Ranch's holdings include about 3/4 of all Kailua commercial real estate, so the price will be in the hundreds of millions.  The Castle Foundation owns interests in the commercial real estate in downtown Kailua shopping centers where Whole Foods, Safeway, Foodland, Long's Drugs, Macy's and Times Market are located, among other areas and major tenants. The highly anticipated Ka Malanai condos in Kailua are coming soon! Here is the latest announcement.....Estimated sales will begin this summer. I also took a picture last week from Kailua Road. Not the greatest pic, but it shows the construction site of the first of 6 buildings being built. The project has posted 4 floor plans so far. There are 2 bedroom floor plans, one 1287 sf and the other 1270 sf interior. Then there are 3 bedroom floor plans, one 1515 sf, and the other 1529 sf interior. Compared to the other condos in the area, these tend to be a little more roomy inside. This is a follow up blog about this new listing that entered the market last week Monday. Broker's open had over 70 brokers and public groups that came through this past Thursday. This Sunday there were 40-50 groups. I was fortunate enough to get featured on the Honolulu Star Advertiser, and a BONUS ARTICLE below from the Honolulu Magazine which was a pleasant surprise! Kailua Bluffs neighborhood Kailua real estate sales, in 2012, totalled 6. Prices for this area of Kailua real estate ranged from $499,000 to $969,000.  Kailua Bluffs in Kailua has an average sales price of $746,166, making it a well priced and more affordable neighborhood in Kailua. Kailua Bluffs homes also sold quickly in 2012 with an average of 27 Days on Market (DOM), and it seems Sellers also got what they wanted, with the list to Sales price percentage averaging 99%. The Hillcrest neighborhood in Kailua had 10 home sales in 2012. This area was a little slower moving than most in Kailua with an average of 127 DOM.  All the homes sold for or just under asking price with the average sale price for 2012 at $912,270. The home in this area are a bit more upscale and expensive than in some of the faster moving areas of Kailua, which may account for some of this extra time on the market.  The Hillcrest neighborhood has beautiful views overlooking the Enchanted Lake neighborhood of Kailua and ocean, making the homes there desirable to many. Kailua has established international notoriety with its fabulous beaches and views. It is also a favorite location and been visited by many celebrities as well as President Obama and his family. I would say last year and now this year, the market has taken off big time on Oahu in general. Kailua is crazy right now!!! Our inventory is probably historically low along with the interest rates. Enchanted Lake neighborhood had a big year in sales, with 46 transactions in 2012. The average sale price in Enchanted Lake rose to $814,439. The list to sale price percentage averaged out to 100%, so that tells you there were many full price and over asking sales. The average Days on Market (DOM) was 64, so property moved relatively quickly. This is a popular neighborhood, as it is one of the more affordable areas of Kailua. Enchanted Lake homes sold in 2012 ranged from cute remodeled homes on small lots to more expansive lakefront homes like the one below, sold by Home Shoppe Hawaii.
