I have had MANY inquiries from potential buyer's regarding their buying vacant land on Oahu and I have had to educate them on the zoning laws in Hawaii.  Most of them assume they could just come in and buy a bunch of land and start building. Not the case! For one, our Hawaiian Islands just have so much land on each island. We also have to look out for Restricted Conservation, Restricted Preservation, Agricultural, Country, Beachfront and all the different types of Residential zoning and follow all guidelines with the application for building, rezoning, CPR's etc.  We have zoning and building permit "police" and they strictly enforce our laws. The Salt Lake community (part of zip code of 96818) has mostly condominiums.  There are a few single family home sales, but too few to draw any market conclusions.  Sales activity for the first quarter of 2007 showed similar numbers of sales with a nice increase in prices over 2006. Interest rates are still low, properties are still moving making it a nice balanced market for buyers and sellers.  With a short commute  to downtown Honolulu, Salt Lake continues to be a popular location for those working and shopping in town. The following graphs represent real estate data from high-end neighborhoods in the Metro Honolulu area of Oahu, Hawaii.  These neighborhoods include Dowsett, Judd Hillside, Manoa Lower, Manoa Area, Tantalus and Makiki Heights.  It's kind of blurry but the basline represents years by quarters starting from the 1st quarter of 2004 until the 4th quarter of 2006.  The first green line under the baseline, represent price per square foot.  The next line is Days on Market and the last green line represents the percentage it sold for from the list price.  These are all strong indicators of how the market trend is going.

Waikiki, Hawaii is located in the City of Honolulu on the south shore of Oahu. Since the 7-hour, one-day sellout of the Trump Tower Waikiki last November, I have been noticing an increase of luxury condominium interest...new or newly renovated ocean view condominiums with resort-like building amenities are very desirable.  Anyone else notice this same trend?

According to news reports a Makaha woman has filed a lawsuit against Duane Dog Chapman and his entourage.  She has claimed that while Dog and his entourage were apprehending her boyfriend she had two bones in her back broken.  This all happened during the filming of an episode for the reality TV show Dog the Bounty Hunter.  This happened in Pearl City, Hawaii on January 26, 2005.When asked why shy waited 2 years to file the lawsuit, 39 year old Audrey Emery said she was unsure whether or not she wanted to endure the scrutiny such an action would bring. Tadd Fujikawa a 5'1", 135 lb., 16 year old sophomore from Moanalua High School in Hawaii, wins the 29th annual Hawai'i Pearl Open by one shot over Greg Meyer. Tadd recently became the youngest player in 50 years to make the cut at a PGA Tour event at the Sony Open (Formerly known as the Hawaiian Open).  Tadd was followed all day Sunday during the final round by a crowd of over 100 fans. The crowd was smaller than those that followed him at the Sony Open.For the second time in recent days amateur Tadd Fujikawa would have cashed large money if it were not for his amateur status.  Tadd would have won $80,000.2nd place finisher Greg Meyer got a $12,000 consolation prize and a trip to Japan as the low pro.  Kamehameha earlier this year took second place at the State Championships behind Mililani High School (My son plays football at Mililani) .  That did not deter them.  They went on the Orlando Florida at Walt Disney World and won the National High School Cheerleading Championship yesterday. The Kamehameha Warriors won the small varsity division with a score of 713 points. The small division is for squads of 12 members or fewer.  This year 56 schools competed in the division.  Kamehameha won by 19.5 points over 2nd place finisher Hazel Green High School. Hamilton High placed third with 683 points, and Madison Central High fourth with 662.5. I just got back from the Trump Tower Waikiki selection on it's first day of a two day unit selection and they are practically sold out.  When I left the Halekulani Hotel at around 6:45pm this evening, there were about six units left for sale and those were in the $2.5 million range.  Unit selection started at 11:00am this morning and my client's selection time was at 6:30pm.  By the time I got there, at around 5:15pm, almost everything was gone.  We couldn't beleive it.  Sold out in less than 10 hours.  My clients didn't want the higher priced units so we just put ourselves in a back up position.  I didn't expect it to sell out so quickly and kind of felt bad for the people who had selection times tomorrow.  That's just the way the ball bounces I guess.Prices were between $445,000 and $...
