For the 2nd month in a row, demand for lower-priced homes pushed down the median price of a single-family home on Oahu.  The median price from December, 2007 through February, 2008 was $600,000, a 2% decline from a year ago, when it was $612,000.The median price of a condo during the same 3-month period was $328,000, a 4% increase over last year, when it was $315,000.However, sales of single-family homes fell more than 28% and condos fell 21% during the December-February period, compared to last year.Reflecting the mainland real estate market, with a high inventory of depressed properties and short sales, buyers now are looking for a "deal" and know there are plenty of properties to choose from in the lower price ranges.Contact me for full details on the real estate market on Oahu.  I s...

Home of the 15th Air Base Wing Hickam Air Force Base has over 2,800 acres of land and facilities. It is located in Honolulu County and on the island of Oahu and runs alongside the Honolulu International Airport. Both Hickam AFB air field and the Honolulu International Airport run under a joint - use agreement.  During the war years Hickam AFB played a crucial part in pilot training and aircraft assembly as well as the Pacific Hub for transporting the wounded not only during World War II, but during the Korean and Vietnam wars as well. In 1980, Hickam AFB was designated as a National Historic Landmark by the Secretary of the Interior due to the significant historic resources associated with World War II in the Pacific. For those who read my Blogging at 35,000 feet post, you know I just went to (and now returned from) Hawaii for a 5 day trip. Three days of being lazy (sort of) and sight seeing a bit, and 2 days of an intense CRS convention (look for an upcoming post on that). Diamond Head State Monument (yep, it’s a mountain, well, actually it’s a crater believed to have been created about 300,000 years ago by a brief eruption) offers a great 30-45 minute hike (or a little longer one way depending on your physical condition and energy level) up about 560 feet to the summit (761 feet above sea level) where you can relish the 360-degree views of the island of Oahu. The trail was built in 1908 as part of the U.S. Army Coastal Artillery Defense System, and was used by mules to haul materials to the peak f...

I had the opportunity to get a tour of Capitol Place yesterday.  I see their motto of "Upscale, Uptown, Unequaled" coming to fruition very soon.  They are anticipating completion in April.  When complete, it will be 39 stories with 12 units on each floor, consisting of a nice mix of 1,2 and 3 bedroom units.  I have some clients that are purchasing a 3 bedroom unit.  The construction is top of the line.  The floor to ceiling windows are double-glazed and insulated.  Sitting on the corners of Bishop & Beretania, you could not even hear the cars outside. Here's an idea of Kitchen:                Soon to be pool area:             Furnished Living Room:                               There is porcelain tile in entry, kitchen, and bathroom floors.  The kitchens come with granite countertops wi...

I finally had the chance yesterday to get down and see the Ossipoff exhibition at the Honolulu Academy of Arts.  For those of you that don't know, Vladimir Ossipoff was the most renowned architect in Hawaii in the 20th Century.  He was born in Russia, raised in Japan and schooled at UC, Berkley.  He passed away in 1998 after a career spanning six decades! The reason for the display was this year marked what would have been his 100th birthday.  I've heard so much about him over the years.  His work included both residential and commercial designs.  There are just too many too name.  Some of his noted works were the Honolulu International Airport, the IBM Building, the McInerny Building in Waikiki, the Chapel at Hawaii Preparatory Academy on the Big Island, and the Chapel at Punahou Schoo...

First of all, I would like to say Happy New Year! I am really excited about 2008.  Every RE/MAX Realtor will be "Reaching for the Sky", some literally and some figuratively.  Dave Liniger, the founder of RE/MAX predicts this year will be real similar to 2007 on the national level.  However, locally Oahu still seems to defy national housing statistics.  We are one of a few select markets including San Francisco and New York where prices have held strong over the past year.  The reason: Demand still outstrips Supply.  There is only so much land in all 3 markets mentioned.  The tough thing about moving to Hawaii from some of the slower markets on the mainland is that those markets are slower.... I now have 4-5 clients that are "ready and able" to purchase here "as soon as they sell" anothe...

Hawaiian Electric Co. is making available, free of charge to any interested wind energy developer, data collected about wind conditions and bird activities in the Kahuku area of Oahu's North Shore."While it is unusual for a package of valuable data to be offered for free, we want to do all we can to help encourage more renewable energy in Hawaii," says Karl Stahlkopf, Hawaiian Electric's senior vice president of energy solutions and chief technology officer. "This is especially important on Oahu, where we have the most customers but lack availability of some of the renewable resources found on the Neighbor Islands - such as geothermal and run-of-the-river hydro. Hawaiian Electric has diligently pursued wind resource assessment on Oahu, and we want to share the data."The initial package ...

The Honolulu Advertiser released the news Nov. 8 that the city has begun work on the Hawaii Kai Dog Park, at the corner of Keahole Street and Kalaniana'ole Highway. They are clearing the boundaries and will start putting up fence posts by mid-November. The non-profit group Hui'ilio Hawai'i has been working on the project and raising funds for three years. They formed a private-public partnership with the city of Honolulu, which requires the city to clear the land, install irrigation and fencing. The non-profit will provide the fence material, benches, and some landscaping. While the grass will take a few months to grow in strong enough to withstand all those pounding paws, dogs and Hawaii Kai residents alike hope for an opening in the Spring. To contribute to the dog park through the n...
