December 1st, 2008 categories: Honolulu Real Estate 101, Rants & Riffs I find it surprising that someone who is renting in Honolulu would ever consider not buying when circumstances give them the chance to do so!  Outside of taxes, most people’s single biggest expense is their monthly housing cost. For renters, my arguments for buying are as follows. 1.  Whether you like it or not, you are making a mortgage payment.  In most cases landlords have a mortgage on their rentals, so if you are renting you are paying you landlords loan, not yours.  If they don’t have mortgage against the rental, then they may have one against their home and your rent may be making that payment! I've had several people contact me recently asking about properties they saw on the internet.  Initially, I was excited to work with another buyer, however they were not asking about a property to buy/purchase.  They called me as a third party source to see if a listing they saw for rent on Craig's List was for real and if the owners are really looking to rent it. The reason that spawned their calls was that the "so called" seller would only communicate through e-mail and ask them to wire $ to them for a depost- FIRST RED FLAG! They also said the owner was in Nigeria- SECOND RED FLAG! As a courtesy I looked these properties up & they were actually in MLS.  The owners however were here in Honolulu! What it seems these scammers do is pull photos off active listings, then post the info. on...

Today, I will highlight two of the special Thanksgiving events that will be celebrated in Honolulu this week. Thanksgiving is a time to spend with family and reflect on the many things that each of us can be thankful for. In the Aloha spirit, we will spend the day with our families followed by Thanksgiving festivities on Friday. The Waikiki Holiday Parade is a very special event here in Honolulu . The Parade places a special focus on the survivors of Pearl Harbor . The parade hosts local marching bands as well as bands from the mainland. Other participants will include military units, service bands local entertainers, dignitaries and officials. The bands traveling from the mainland to Oahu to perform in the Waikiki Holiday Parade are: Wyoming All-State High School Marching Band, Lakota ...

What's that saying that when one door closes another opens? I firmly believe that no matter what kind of situation or circumstance the bottom line for a positive outcome will always be because of "ALL IN THE MANNER OF HOW I HANDLED IT". After working so hard on getting every contingency met and getting ready to close the buyers backed out last week. My hard work and effort and my seller's heart and soul firmly set in getting all the details done for his move and then the bomb drops. There was no solid answer why and from the beginning of that "mess" I chose to just accept it and move on. I can't make anyone tell me why. Easy for me to say and do when my sellers life was turned upside down right?  Wrong. I have always been one to get a little emotionally involved with my clients. Why? B...

November 21st, 2008 categories: Honolulu Real Estate 101 We are less than a week away from Thanksgiving and here are a few things you can expect the market to do between now and Christmas. 1.  Fewer buyers will be in the market and the sheer numbers of showing will drop. 2.  Though there are fewer buyers in the market, there will be some very serious players on the prowl. These buyers are less worried about the price they pay and are more concerned with getting a home or condo.  They generally fall into two categories. CLICK HERE TO READ THE POST.

No matter if you are an islander or a main-lander and no matter your stand on mother earth and her oceans, you need to hug a beach! Did you know that the islands of Hawaii are the vortex for the ocean's trash? The currents and tides bring the trash of the world to the beautiful islands of Hawaii and dispose of it on the windward side of our islands. In recent years, it has become a very serious problem. Local volunteers and organizations such as Beach Environmental Awareness Campaign Hawai`i and Greenpeace are making a concerted effort to bring awareness to the situation. Not only do they make others aware, but they are continually working to clean our beaches. The maintaining of the beaches has become an overwhelming problem. The cycle is never ending. The cleanup is done but the next ...

November 18th, 2008 categories: Rants & Riffs With all of the upheaval in the financial markets, it is very easy to get sucked down a funnel of negativity. In fact, I believe many people are so far down this vortex that there is no light at the end of the tunnel for them.  This is based on the amount of misfortune chatter I hear at the gym, the store and amongst many public dialogues.  I am here to say, “Stop It!” CLICK HERE TO READ THE POST.

With cameras and video in tow we headed down to Waikiki from Central Oahu to the Waikiki Aquarium. Long talked about for something fun to do we hopped in the car after talking about it last night. We did everything we needed to do early this morning so we could have a few hours of pleasure.   It was well worth the half an hour trip and after going from window to window at the Waikiki Aquarium's displays we came upon ...... NEMO!  Okay, so we couldn't know for sure but it sure struck a chord when we saw this lovely little beauty.    After literally taking pictures and video of the whole aquarium and their wonderous creatures from the ocean we rushed outside in hopes that my most favorite creature of them all finally surfaced. The Hawaiian Monk Seal!  Oh, and a show this one did give us...

November 13th, 2008 categories: Honolulu Real Estate 101, Rants & Riffs Hawaii Kai is generally considered one of the better Neighborhoods in Honolulu. November 12th, 2008 categories: Honolulu Real Estate 101 After 25 years of valuing real estate, it is clear that there are a number of factors that are not an issue in the value of a piece of property or condo.  They apply universally to Honolulu or any other location in the world.  Here are the factors that DO NOT bear on the sales price of a particular property. November 10th, 2008 categories: Honolulu Real Estate 101 Here is the good news, properties are selling and they will sell relatively close to the correct list price.  Here is the bad news, if you are off on the proper price be even a little bit you will sit on the market and not sell!  There is an old saying and I’m not sure who said it, but it goes like this “Off by an inch, off by a mile”. This is true of our Honolulu real estate market.  Let me give you an example. CLICK HERE TO READ THE POST.
