Wow, Gloria Estefan was in Hawaii and performed in Honolulu at the Blaisdell Arena Saturday evening!  There are few opportunities for shows and concerts in Hawaii which only added to the excitement of this event!  I was fortunate to get 2 tickets in front of the stage just 9 rows back and I enjoyed it immensely.  Gloria & The Miami Sound Machine performed for about 2 hours with no break then returned for a double-encore at the "demand" of the thrilled audience.  Overall, it lasted over 2 1/2 hours.  Gloria's teenage daughter was introduced and she proceeded to play some hair-straightening acid rock on the electric guitar and after that, went to town on the drums.  She is VERY talented for such a youngster and it's only my gray hair that caused me to cringe a little at the sounds coming ...

January 13th, 2009 categories: Honolulu Condominiums, Honolulu Real Estate 101 Here is a BIG thank you to Tim O’Leary, of Bank of Hawaii, for directing me to Hicondos.com.  In yesterday’s blog post, I informed you that lenders are now requiring a owner occupancy of 70% or more, if a buyer is using a down payment in a purchase of less that 20% of the price.  As I feared, there are not many Honolulu condos that can meet this level of occupancy. January 12th, 2009 categories: Honolulu Condominiums In the good old days of the fast and easy availability of financing, a lender would make a loan on a condominium with an owner occupancy percentage above 50%.  Some lenders had a stricter guideline of 55%.  With all of the shifts in financing over the last half year, in cases where buyers are using a down payment of less than 20%, lenders are now requiring an owner occupancy percentage of 70%!  To find a Honolulu condo with this high of an owner occupancy level is very rare. For 2008, real estate sales in Hawaii Kai showed mixed results.  161 homes sold in the community in 2008, compared to 229 in 2007, a decrease of 29.7%.  Median sales price, however, decreased only 2.9%, to $850,000 from $875,000. Here's the most expensive home sold in 2008:  a gorgeous remodeled oceanfront home on 0.67 acres, with 6 bedrooms/4.5 baths, 5869 sq ft interior, sales price $6,400,000, in the Hawaii Kai neighborhood of Koko Kai.  The lowest sale was in Kalama Valley, a neighborhood "over the hill" from the main part of Hawaii Kai, generally without views, close to Sandy Beach and the Hawaii Kai Golf Course.  This home was a "fixer" of 3 bedrooms/2.5 baths, 2008 sq ft on a 6,465 sq ft lot, sales price $512,000. man! Someone stole my website! I had to get anothe one!  Sucks!  But I just updated my loan officers and info on my new website.  I was actually a victim of website theft. Someone logged on my account and changed the owner so I could not access my own website. They then waited until it expired and bought it.  Hoping I would go to my website and buy it back from them for thousands of dollars! Messed up! Anyway. So I found out the hard way that you should have the business account setting that perserves your anonymity and allows for better privacy so no one steals you I have a new site now just changed the .com to .info .  Just thought you might want to check it out. The National Memorial Cemetary of the Pacific (Punchbowl Cemetary) was built in 1948 to honor the men and women with a memorial for the sacrifice they made in the US Armed Forces.   Pu'owaina Crater (Punchbowl) was formed some 75,000 to 100,000 years ago. Pu'owaina is defined as "The Hill of Sacrifice" and relates to the history of the crater when it was used as an altar for human sacrifice. Early in the 1880's the slopes of the crater were opened for settlement on "leasehold" land. This area is commonly known as Punchbowl and Makiki neighborhoods. Papakolea is on the northern side extending into the valley. In the 1890's they wanted to turn it into a cemetary for the growing population of Honolulu residents but it was rejected. Why? The 2008 12th Annual "Festival of Lights" Boat Parade, hosted by the Hawaii Kai Marina Community Association, was again a huge success. People from all parts the island, including tourists, gathered to the three major Hawaii Kai shopping centers to watch 33 decorated boats troll around the marina waterways. Winner of the "Best Overall Boat" went to Tom Hintnaus and his crew. Tom transformed his 24' outboard to a winning "Mark Twain" theme. His creative abilities have won him several grand prizes in past boat parades. Other winners included Bob Raben for "Best Electric Boat," John Gravener for "Peanuts Charlie Brown," Eddie Fraser for "Santa," and Bob Hampton for "Mommy Kissing Santa Claus."
