S&P Properties representative John Hirkenrath announced Monday that the remaining Trump Tower Inventory will be closing soon.  The remaining cash buyers will reportedly be closing between May 24th, 2010 and June 7th, 2010.  The remaining financed buyers schedule of closing will be predicated on the buyers ability to update the information needed by the lenders to close the loan.  This is the news we have all been waiting for.

I've currently got 94-1195 Hapapa St. in Waipahu on the market for a bargain at $564,500. This home was previously listed with another brokerage for $649,500! This is a deal priced to sell! Here's a little secret...you get so much more for your money if you're willing to drive just west of Honolulu.Waipahu, for instance, is only about 15-20 minutes west of Honolulu International Airport. If you're considering relocating to to Oahu from the mainland, this is a hidden secret. Not only do you get more for your money here, you also don't have to drive as far as Ewa Beach or Kapolei to get something nice. 94-1195 Hapapa St (MLS# 1003714)Current Price $564,500 ($-85,000)This Waipahu turnkey home is only a  few minutes away from the Shops at Waikele, restaurants, and the Waikele Country Club.It...

April 29th, 2010 categories: For Buyers, Video For Buyers I’ve been thinking about interest rates and how low they are now.  As I write this it is very possible for qualified buyers in Honolulu to get a 30 year fixed rate loan at an interest rate of 5%. This equates to a monthly payment of $534.59 for every $100,000 you barrow.  Below are two comparisons.  The first shows you how much of a loan a monthly payment of $534.59 debt service.  CLICK HERE TO READ THE BLOG AND SEE THE VIDEO.

April 28th, 2010 categories: For Buyers, Video For Buyers This is the third in my series on buying a home or condo at college for you child to reside in while they are attending school.  Though this post focuses on planning a college acquisition, it really pertains to buying almost any piece of Honolulu real estate.  Whether you are investor or buying a home or condo for you own use, it is always good to determine when you plan on selling and then determining a contingency plan if you are not able to sell as planned. April 26th, 2010 categories: For Buyers, Video For Buyers In today’s video blog, I discuss the idea of using the money you might pay for room and board at college to buy a home or condominium.  The goal is to put the dollars you would be sending to the college to work for you and your future.  Remember that $550 per month will cover the payments approximately $100,000 in mortgage. Earth Day makes us think of ways to protect and preserve our planet, and one of the major ways Hawaii pet owners can help is to focus on reducing their pets' carbon footprints.  8 billion pounds of kitty litter goes to landfills across the country every year, just for an example. PETCO has partnered with Greenwala.com ad Tracie Hotchner, host of NPR's Gracie-Award winning show "Cat Chat," to suggest ways you can reduce the environmental impact of your Hawaii pets.  Highlights are included here, as reported by RisMedia.com. 1.  Go bio-degradable and sustainable when you clean up after your pet.  Our Hawaii Kai Dog Park is heavily used and owners pick up after their pets, but those plastic bags full of waste won't degrade for years in the landfill.  Use bio-degradable bags and eco-friendl...

April 19th, 2010 categories: For Buyers, For Sellers, Video For Buyers, Video For Sellers Even though I sell real estate in Honolulu, no matter where I am (Oahu included), it always seems that there is more than one agent that claims to be the “number 1” agent or top producer in a given market. So how can this be?  CLICK HERE TO SEE THE VIDEO BLOG.

Hawaii Ranchers, the Hawaii Cattle Producers Cooperative Assn., is the new brand and logo for beef products produced and marketed by the coop (HCPCA).  Now available at Foodland Supermarkets, the beef is grass fed, pasture raised, antibiotic and hormone free.  The Coop guarantees flavor and texture, and knows it will be marketing a quality product.HCPCA is a 46-member statewide organization that has been together since 1984 to assist members in marketing their cattle.  Member ranchers own close to 50,000 breeding cows and bred heifers, and operate on more than 500,000 acres of pasture on all the islands except Lanai. To date, the coop has helped with the shipping to the mainland, working on economies of scale and efficiencies for member ranchers.  But the new move into marketing will pr...

5231 Kuaiwi Pl (MLS # 1006735) is the first home to hit the market in Kahala Kua in over a year.Talk about low supply! The home was built in 2003 and featured in the April, 2004 issue of Hawaii Home and Remodeling in an article titled "Making Your Great Room Great." The views of the surfbreaks, the privacy, and ability to "Lock Up & Leave" for second homeowners makes Kahala Kua a special place. The construction is newer, prices are lower than Hawaii Loa Ridge, and it's actually closer to town!Enjoy the view from this "Tsunami Free" Kahala Kua home (MLS# 1006735) Kahala Kua is a secluded gated community perched above Waialupe. It is the newest gated community in East Oahu, outside of the Peninsula in Hawaii Kai and offers newer construction than Hawaii Loa Ridge. Bill Mills developed the...

April 15th, 2010 categories: For Sellers, Mortgages & Financing Over the last few years I have seen an increase in the number of people having difficulties making their monthly mortgage payment on their Honolulu condo or house.  Though it is not a good situation once it becomes clear that something needs to be done most people begin by investigating refinancing and/or mortgage modification.  CLICK HERE TO READ THE ENTIRE POST.
