Westloch Fairways is a popular neighborhood due to affordability and also being closer to the H1 freeway, there's a shorter drive going in and out compared to other neighborhoods in Ewa. During the period July 1, 2014 to September, 2014 there were seven single family home sales at Westloch Fairways.                     Sale prices ranged from $477,000 to $667,000.  The lowest sale price was for three bedroom, two bath detached home on Apuu Way.  This was a short sale.  The highest priced sale was for a six bedroom, two bath detached home on Hamana Street.   A thought to all home buyers:   Okay, so now the inventory of homes are at an all time low, and we’re looking at a 4 month inventory of homes ..possibly 3. And this is the time that you want to offer a lowball price on a property that you KNOW will have multiple offers.  WRONG!   The BELOW than “normal” interest rates to date have made history. Plans for a marina have been replaced with a lagoon in Ewa Beach. The recreational lagoon in Ewa Beach is planned to be completed by 2015 and will feature many activities. Plans to convert its 54-acre Ocean Pointe/Hoakalei marina site between White Plains Beach and Oneula Beach Park into a recreational lagoon with no surface connection to the ocean. Oahu's population grew from 876,156 to 953,207 residents according to the latest census.Ewa Beach's neighborhood of Ewa Gentry had the largest population boom on OahuAccording to a recent Star Advertiser article, Hawaii's population is up to 1.4 million. The neighbor islands had larger percentage increases with Kauai up 14.8%, Maui up 20.9%, and the Big Island up a whopping 24.5% since the last census of 2000.The Ewa Gentry area of Ewa Beach had the largest growth increase at 359.4%! I was going through the inventory in Ocean Pointe, Ewa Beach and came across a few Hot Buys that I thought I would share with all of you.  Their are 8 properties that really cought my eye, ranging from $379k for a 3 bedroom 2 bathroom (the only single family home under $400k in Ocean Pointe) home to $580k for a 4 bedroom 3 bathroom home.  These properties really cought my eye because they are either new to the market, or have been on the market but still available.  The interest rates are still at historic (50 year) lows which increases the buying power and allows buyers to "get more house for your money".  If you would like further information on these homes or any others please contact me today. Realty Trac came out with their latest Hawaii foreclosure stats that were published this week in the Star Bulletin. Lihue on Kauai led the state with the highest rate, however this was skewed due to Kauai Beach Resorts foreclosure, which accounted for 145 units.Although, Oahu accounts for the majority of the population in the Hawaii, 65% of the foreclosure activity was on the neighbor islands. Ewa Beach led Oahu with the most foreclosures on the island with 65 in the month of August. Honolulu ranked 150th in the nation out of 203 metro areas tracked, which isn't too bad.If you're looking for a great buy, Ewa Beach could be the place.
