My Take on the Market Spring 2016 - Dahlonega & Dawsonville   Depending on where you are at, school has just let out or about to be out for the summer.  Expect buyers to take a quick summer vacation ASAP, and then be back on a serious house hunt.  We are now in the 'buyers are on vacation' cycle. My Take on the Market for January 2016 - Dahlonega & Dawsonville  2015 was the best year we have had in the real estate market since 2007. This year has gotten off to a great start as well. I am anticipating this to be another very good year. Home prices are rising and we are starting to see some land sales. We also have a strong rental market.   Recently the Gainesville Times ran a series on the housing market in Gainesville.  I was shocked how high of a percentage of homes in Hall County are rentals. It talked about the rising rent rates and the difficulty in finding affordable housing. I don’t do rentals in Hall County but I am seeing the same the same thing in the rentals our office manages in Dahlonega and Dawsonville. My Take on the Market - Oct 2015 Review  October was the best month I have had all year for closings.  Most of them were properties that went under contract in September, it usually takes 30 to 45 days to close a loan depending on the type of loan. Our lookers have slowed down.  I think the weather has had a big part of that. People just don't want to get out and look in the rain unless they are on a timeline, and have to move soon. I am hoping for a burst of pent up demand when the weather clears.   We are coming up on the holiday season. I have found year after year you don't get too many calls and showings during the holidays, however if someone is looking during the holidays they are very serious, know they are qualified and they need to move soon. Alan's Take on the Market There is a real estate scam going around that anybody could easily fall for.  It happened to an agent that works out of our office, fortunately she figured it out just in time.  She had a closing coming up and received wiring instructions from the attorney. A short time later another email arrived from what appeared to be the attorney saying her account was being audited and could not receive any wires until the audit was completed and had a set of alternate wiring instructions. Fortunately she noticed the new bank was in Ohio. She called the attorney and discovered the scam. We are just getting through our usual end of the school year slow down.  The last few weeks of school are always slow and the first couple of weeks after it is out because so many people go on vacation as soon as the kids are out.  They are getting back from vacation and out looking in force. Several of my listings are getting lots of activity.  This year is shaping up to be the best year we have had in a long time.  The lower and mid priced homes seem to be selling quickly, often with a few days of hitting the market.  The higher prices are moving but not at the pace of the mid price range homes. If you have a home you would like to sell in the Dahlonega or Dawsonville area I think now is the time while inventory is low.
