Many homebuyers looking at homes in Warner Robins  say they are waiting to find the right home before getting pre-approved with a lender, and I let them know that is a bad idea. Everyone should get pre-approved before starting to look for a home, because it helps narrow down their search into homes they can afford, helps their negotiating ability, and helps them find the most home for their money. A good faith estimate from a lender can make a big difference in negotiating an offer because it helps in writing that offer. If you know how much the closing costs and prepaid items will be, then you can ask the seller to help pay for these items. Not being pre-approved hurts the buyers negotiating ability by not having all the information such as loan type, closing costs, pre-paids, and int...

Currently, the 4 most popular loans that we are working the most are the conventional mortgages (3% - 5% down payment), FHA loans (3.5% down payment), VA loans (0% down for qualified veterans), and the USDA loans (0% down) I personally have seen the most activity since Jan, 2009 with the USDA loans, having buyers that initiated 3 USDA loans, with 1 turning to FHA because of the income restrictions.  The other 2 loans closed without much of a hitch, in 3-4 weeks.  The USDA loan program (aka Guaranteed Rural Housing loans) is administered by USDA Rural Development offices.  It helps low to moderate income families purchase a home in a rural area with no down payment. Applicants must meet income and credit (min. score of 620) guidelines to qualify. Also, the property must meet USDA guideli...

According to Mortgage Bankers Association:  30 years loan average 4.89% and 15 years loans just above 4.6%.  This a great time to buy a house.  This the lowest rate over 20 years. New Stimulus Package made the current $7,500 tax credit non-repayable; 275 billion in tax cuts and incentives; $550 billion for outlays on the highways, mass transit, improvements to bridges etc. National Association of Builders: major new tax credit designed to stimulate sales immediately up to $22,000 in non-repayable credit for all purchasers this year. National Association of Realtors asked Congress to consider expanding the $7,500 first-time purchaser credit to all buyers of houses and to make the credit non-repayable.  Such a change could produce an additional 555,000 home sales in the coming two years (...

I started selling Real Estate in Warner Robins GA in August of 2005 and December 2008 was the busiest month I ever had. I had 4 homes Pending in December and January 2009 is busier than last month. I haven't sold 4 homes yet this month, only 1 so far but I've been busy showing customers homes and working with customers on listing homes in Warner Robins almost every day this month. I've been going to work early in the morning and getting off late at night each and every day this month. Interest rates have been extremely low and this could be some of the reason for the increase in business. Another reason could be the large number of good deals available and the large number of homes to choose from right now. I've also been increasing my search engine rankings and working on getting more ...

Warner Robins High School student council collects dresses to make prom dreams come true. There are so many formal parties and usually a girl wears a particular dress once. It makes sense to make those little-worn dresses available to high school girls who might not want to pay a few hundred dollars for a dress that they will only wear once. That's why the Warner Robins HS student council collects new and nearly new formal dresses to be sold in the annual Demon Dress Drive.Once the dresses are collected, they are sold at Warner Robins High School at the Rockin' R Cafe.  This years event was held on January 31st.  All proceeds from the sale of the dresses was donated to Joanna McAfee Childhood Cancer Foundation.  Thanks to our sponsors, Sharing Elegance, Strato Menswear, Flint Energies an...

While reading the news online I read an artice by the Associated Press about Alan Greenspan being questioned about the current state of the economy, and he is quoted as saying that our current crisis is a "Once in a Century Tsunami" Really? http://www.foxnews.com/story/0,2933,443737,00.html Greenspan said that he felt that the banks would have had more concern for the shareholders and investors then they did. Is it not surprising that even the banks were swept by this Tsunami? I actually think verses the word Tsunami we should replace it with greed.  Because wasn't it actually greed that caused this? My main issue I have with this whole topic is that here they are questioning Alan Greenspan the Former Chairman of the Federal Reserve why are we not questioning the Leaders of Freddie Mac ...

Housing Price Index Update - As of Sep 2008  There are different real estate economy indicators for Middle GA homes for sale, but I prefer to look at The Office of Federal Housing Enterprise Oversight Home Price Index at http://www.ofheo.gov/. Warner Robins GA was unranked in 2007 with 6.52% percent increase in Housing Price Index. In the last 5 years there has been a 21.39% total increase averaging 4.3% per year with the housing market in Warner Robins. The National HPI fell in 2007 .3%. It is important to remember that the National Average is just that - an average compared to what it was 12 months prior. There are many communities above the average and many below the average. Warner Robins real estate market remains strong, but average days on market have increased in 2008 by 1 or 2 ...

Foreclosure Homes in Warner Robins Georgia   How to find foreclosure homes Internet listings on foreclosure homes are often old and outdated. The best way to look for foreclosure homes is the Macon Telegraph. Banks are required to advertise the homes in the paper for at least 4 weeks before foreclosing the home (These are preforeclosure homes). The following Tuesday after the 4 weeks of advertising they will put the home in foreclosure. Any time within these 4 weeks the owner has the opportunity to bring payments up to date and any time spent on the home would be lost.  Buying a foreclosure home I will be happy to try and talk with owners of foreclosure homes that interest customers and see if they are interested in selling. I would need to talk to them to try and secure my commission f...
