With so much inventory to choose from how can you, as a Suwanee homeowner wanting to sell your home, differentiate yourself from the pact? How about a pre-listing inspection, pre-listing appraisal (and...even a home warranty)?  You won't hear too many real estate companies and/or agents even suggest any of this.  Many of you are already finding that the equity in your home wasn't what you had hoped. So when you do decide to sell, the idea of asking you to do a few things which may incur additional cost can someti...

The SUWANEE market is currently quite strongly in the Buyers Market zone (below 30). The 90-day Market Action Index stands at 7. With several months of inventory available at the current sales rate, buyers should find ample choice. While prices have been at a plateau for a number of weeks, this is a Buyer's market and the supply of homes listed has started growing relative to demand. This indicates that prices could easily resume a downward trend in conjunction with the MAI. Prices are unlikely to move significantly higher until there is a persistent upward shift in the MAI.Click Here to download a full report of the past weeks real estate activity in SUWANEE, GA.  Includes charts showing prices, average days on market, inventory levels and more.Visit www.luciabrooks.com to see over 100...

When Money Magazine include Suwanee Ga in its top 10 small communities in the USA to live, I was not surprised.  I mentioned this weekend when I was showing in a brand new gated community named Turnberry and the Buyers were very impressed.  Part of Suwanee is in Gwinnett County and part is in Forsyth County.  I was showing in the Forsyth County part of Suwanee 0 in Forsyth the Taxes are much lower than Gwinnett and the surrounding counties.  Another Benefit to the Forsyth side is when a homeowner turns 65 the county no longer includes the School part of the property taxes so the taxes go down even further.Suwanee is right next to Cumming Ga, which has grown at an incredible rate the last 10 years because it is a wonderful place to live - now it seems Suwanee has been discovered also.  T...

Ranked #10 in Money Magazine's 2007 Best Places to Live rankings, more than 16,000 Suwanee residents contribute to Gwinnett County's dramatic year over year growth. Just 30 miles north of Atlanta via I-85, Lawrenceville Highway, or Buford Highway, Suwanee's growth, like many of Atlanta's communities, has surged in the last decade.  Residents rave about the strong sense of community they feel in Suwanee and take pride in their city and its natural landscapes.  Suwanee boasts numerous parks and green spaces, with ongoing plans and development for more through its award-winning open space program.  A diverse variety of arts and entertainment are held in the parks each year, drawing residents together frequently.  Covering more than 10-acres, family-friendly Town Center Park is known as Suw...

Thank you to all my clients that I have known through the years! In 1990 I was a young mom looking for a way to make money and take care of my 4 small children. I loved working in the sales and marketing field. But that is hard to do with 4 small children. My husband, Doug, worked as a commercial property manager in Atlanta at the time and held a real estate license. One day we were driving along in Buford, Georgia and we noticed a HUD foreclosure sign. During those days, we were in a recession and there were many foreclosures on the market. The agent told me that I should sell real estate. My husband got his broker license and I got my real estate agent license. His commercial company allowed him to do this. We were in business! So in my basement of my home in Suwanee, Ga we started "Jo...

After all it borders these two cities and they are among the most desirable (although Suwanee is the only who made the CNN list).Currently there are 919 home for sale in Suwanee at an average price of $492,673.  Most feature four bedrooms and three and one half baths. There are also almost 150 homes that are currently under contract.  Here's the interesting number though, the average price of a home in Suwanee that is under contract is $395K.  Almost a full $100K below the average home for sale! Last month (July) there were 106 homes sold in Suwanee with an average price of $370K.  Those top 15% homes spent only 77 days on the market. Cities like Duluth and Suwanee are going to tu...
