Yesterday, around 6am, a fierce storm tore through Roswell and East Cobb county - my area of town.  It hit other parts of Georgia as well.  It's estimated that there was $10 million in damages throughout the state.  Many homes were damaged as trees were uprooted or snapped and fell on them.  There were injuries but I have not heard of any deaths, thank G-d.As many of you know, I work at night (midnight - 8am) at AT&T and sell Real Estate during the day.  Between 6 and 6:30am, I heard the rain pounding on the windows in the Data Center where I work in Alpharetta.  It was kind of scary but it only lasted for maybe 15 minutes and then it was over.  At 8am, I left the Data Center to go home, walk the dog and then head on over to my RE/AX office in East Cobb County.  There were trafic lights...

I went to a Super Bowl Party yesterday in Horseshoe Bend.  It's a Golf and Country Club Community that sits next to the Chattahoochee River in Roswell Georgia.  It had been a few months since I've driven through that subdivision and I'd forgotten how beautiful it is. It is so beautiful, that I just might have to blog about it some time soon.  But for now....   I want to blog about yesterday's Super Bowl Party.        The party was hosted by Danny Thornton and Rich Dansereau,     ActiveRain Members that work in the Atlanta Area      for Home America Mortgage.                                             Hubby and I got there early so I could put                        together the appetizer that I prepared.      We were greeted at the door by Rich who was surrounded by 5 beautiful girls t...

Did you know that there are actually 365 ¼  days in a year?365 days, 5 hours, 48 minutes, and 46 seconds, to be exact.  Our calendar is meant to track a Solar year and after 4 years, those 4 extra 1/4 days add up.  The reason we have a Leap Year is to allow the calendar to catch up to the solar year.  February 29th, Leap Day, is added to the calendar every 4 years.  But wait....This still doesn't quite add up.  The exact length of a solar year is actually 11 minutes and 14 seconds less than 365 ¼ days. So Part II of correcting the calendar is to omit Leap Year 3 times every 400 years.I got the scoop from a site called  Leap Year 101.  It was a pretty interesting article. So what does this have to do with Real Estate....   Well, it means that you have an extra day this year to buy and / o...

Tomorrow is supposed to be a balmy 60° day.  So unlike the weather we had just a week ago.Just 9 days ago, the weatherman said it was going to snow in Roswell Georgia.  And, snow, it did.A cold rainy and snowy day calls for a big pot of soup, dontcha think? So the first thing I did that Saturday morning was go to the grocery store. It was only 8:15am and the parking lot at my local Publix was full. Seems like the whole town was there buying milk and bread and whatever else they could before the streets got slick and they couldn't drive any where.I bought all the ingredients that I needed to make a big pot of Sweet and Sour Cabbage soup with Flanken.I got home to find Hubby snoozing on the couch so I put the groceries away as quietly as I could.  While making room in the fridge I came acro...

The new statistics have just been released for the city of Roswell homes sales this week.  They are not very good.  To make sense of them I broke down the numbers by city as opposed to MLS areas that are harder to understand.  For the Month of November 2007 there were only 57 Single Family Home Sales.  This is very substantial drop in sales activity.  It must alos be tempered with the reality of all time highs in inventory of other homes for sale in Roswell.Roswell Single Family Homes November 2007 Comparison November 2007 57 Sales Single Family Homes Average Sales price $ 368,741 Day to Sell 91November 2006 112 Sales Single Family Homes Average Sales price $ 389,210 Days to Sell 60November 2005 130 Sales Sales Single Family Homes Average Sales price $ 337,363 Days to Sell  54Active - 7...

I want my time at the Debate table.  I just read Dan Forbes' post The Debate Rages on About The Usefulness of Open Houses.  Here's my response.I've posted before in my own blog how I feel about Open Houses.  I love them.  I'm telling you again..... OK - I'll admit it.  I do Open Houses.  I'm a Buyers Agent.  I don't have any listings.  But my broker does.  Lots of them. They're foreclosures.   I hold them Open.  Do I sell the house that I held open?  Sometimes.Indirectly.  The buyers come in , tell their agents they saw it and place an offer.  The house gets sold.  My broker is happy. What's in it for me????   I meet people.  Lots of them.  And when they tell me they're not interested in the house that I'm holding open, I find them what they are looking for.  Here in Roswell Georgia, I'm...

And I mean bicycles, not motercycles. Many parks and bike paths have been built and many more are in the works.  The Roswell Riverwalk is a planned five mile linear park/trail system. It will eventually be connected to the Alpharetta Greenway, north of Roswell. There are many organized and seasonal bike events for bikers of all levels and ages. Last Tuesdays elections in Roswell, Alpharetta and Milton have probably put an end to any large-scale development in the area. Every anti development candidate won election against, at least one case, a well connected and long time city council member. This could mean higher taxes and less help from the state and federal government for transportation dollars and Marta rapid transit, which we might have gotten if higher density were part of the picture. The voters have chosen. Now the developers will have to make a choice whether they can design projects that will align with what the- voters want. The area will still be developed around us and the infrastructure will still need grow. In Roswell the East side voters really came to the poles to crush the $2.1 billion proposed multi use deve...

Last Sunday was not much different than most.  I got up early, printed flyers, showered and dressed and headed out.  First stop was the grocery store for balloons.  Next stops were advanagous street corners where I planted Open House signs decorated with red balloons.  Last stop was the house I was holding Open in Roswell Georgia.           Hubby came with me to keep me company.         In between visitors,  we checked out the house.          It's a foreclosure and is actually in pretty good           shape as far as foreclosures go.  The house is in a gated           community and is way too big for just the 2 of us but we        dreamed anyway.  We went through all 6 bedrooms trying         to visualize them furnished and with fresh paint.  We         imagined all the clothes we could...
