There are convenience stores and then there are stores that are convenient. Ronnies Variety Store in Newnan Georgia is an excellent example of an old-fashioned filling station combined with a small corner market and a bait and tackle shop! And while this combination seems unusual at first, it makes perfect sense to those that are heading to Georgia's Lake West Point for a pleasant day of fishing and relaxation. Here anglers can fill their car with gas, their coolers with ice and beverages, and their bait wells with live minnows or night-crawlers! The store also offers tackle if every size and description, so any angler can have the appropriate gear for whatever fish is in season. Ronnies Variety store has a little bit of everything so you're certain to find exactly what you need for gam...

The historic downtown square of Newnan Georgia is popular with local residents for a lot of reasons. It's a great place to walk, and to see and be seen. It is a gathering place for area residents who "come to town" to explore the shops and to enjoy eating local fare! There are many downtown eateries from which to choose, but one of the favorites is The Redneck Gourmet! And it's not just about the catchy name either; The Redneck Gourmet offers an eclectic menu of everything from Grouper Fingers to Wraps. And it's not just the main courses such as a "Rusty Rooster" which consists of fried chicken tenders, bacon, lettuce, tomato and ranch dressing on a delicious spinach tortilla. Or for dimmer, try the "Gourmet Yardbird" which is a grilled chicken breast topped with homemade BBQ sauce, bac...

Today is the first Tuesday of the Month, and in Georgia, that has a significant meaning. At 10:00 A.M. at the Coweta County Courthouse, and at every other county courthouse in the state of Georgia, the calls for bids "at public outcry" for properties in default will commence. Georgia is a non-judicial foreclosure state. All a mortgagor has to do is notify the mortgagee of the default and advertise the auction in the county "legal organ" for four weeks. Then the attorneys will literally stand on the courthouse steps, rain or shine, and read the notices word for word. After the notice is read, the bank's bid is entered, and that's usually all that happens. You would think that there would be hundreds of people lurking about for the nearly 200 properties that will be called, but there is u...

Newnan Georgia is a beautiful old southern town, with an old-fashioned downtown square and all of the accompanying historic buildings. The ambience is that of a movie set in the early 20th Century, as the historical integrity of the architecture has been carefully preserved. The square is lined with boutique shops and restaurants of every kind, and the downtown area is still alive and vibrant, and lures area residents from all over the county. One of the most popular in-town eateries is Golden's on the Square. Golden's has food selections for every taste, and features classic southern home cooking. There is always a fine selection of meats and seafood, along with real home-style vegetables, salads, desserts and breads. And you may choose a meat and two or three vegetables, or a three or...

2009 seems to be flying on past. We've already been through the first seven months, and the year is waning quickly. It's almost time for school to start, and fall will be here before you know it! As the year slips away, so does the opportunity to cash in on the $8000 first time home buyer's tax credit. There is a deadline looming, and there are some important considerations. First, the house must be CLOSED by November 30,2009. That means the HUD-1 settlement statement must be dated prior to December 1 2009. And since some properties are taking up to 60 days to close, that means that a buyer should probably try to purchase a home before October 1. Which means that there are only TWO MONTHS left to find a suitable property and get an accepted offer! It's time for all fence sitters to get ...

Many of us long for the "good old days" before the giant supermarkets. A time where you purchased your daily grocery needs from specialty shops. And no market was more important to the preparer of the family meals than the local butcher shop. Here, the careful shopper would decide on the dinner menu by looking over all of the fresh fare and deciding which item "looked good" for the nightly preparation ritual. If a special cut was desired, the butcher would gladly accommodate them. TJ's Discount Meat and Seafood in Newnan is shop that takes one back to earlier times. The display case is loaded with fresh cut meat of all varieties, as well as a wide selection of fish. And not only is the selection great and the service fast and friendly, but the prices are lower than the average prices at...

There has been a flurry of activity in Coweta County Georgia in the month of July! First time buyers seeking properties are becoming very active in the market once again! There are many incentives that are available to buyers in general, but most are directed at first time buyers. The reasoning is simple. First-time buyers don't have another house to put on the market, so selling a house to a first-timer actually creates a reduction in standing inventory. And if you really think about it, that makes a lot of sense. The problem is that those sellers who own properties that are generally out of the financial reach of fist-time buyers are having a much harder time getting offers on their houses. And when they do, they must usually make many concessions to get the deal done. But if properly...

Yesterday afternoon I showed one of my listings, and just as the potential buyer drove off the sellers returned home. Since they are always anxious to get feedback after a showing, I stayed and chatted with them for a while. We talked a lot about their house and the real estate market in general, and about what was selling and what was not selling. During the conversation at some point, I uttered this phrase: "I have been in this business since 1984 and I have NEVER seen anything like this!" It wasn't until I was in the pickup driving home that I began to reflect on those words. Wow, I was licensed way back in1984 and marked my 25th anniversary this year. I have done everything from building houses to being the principle broker of a downtown Atlanta firm. I can honestly say that in most...

It was 56 degrees in Newnan Georgia this morning. That's a record low for this date in July. And while it is a far cry from shivering weather, it's a relief from the normal deep south lows in the 70's. And while it doesn't really affect every day life or change anything of significance one way or another, it's always nice to enjoy something that is unusual or out of the ordinary! It sets this morning in July apart from all of the others previous that I have experienced. This morning is special because it is different. It is memorable because it is unique. It bears mentioning because it is outside the parameters of what is normally expected. Likewise, if we conduct our businesses in a way that is beyond what is normally expected, we too shall be set apart and recognized as unique and mem...

Geographically speaking, my hometown offers nothing remarkable or out of the ordinary. There is no beachfront with crashing waves or tall peaks with mountaintop views. It is rarely a vacation destination, unless someone has family in the County. But what makes my hometown one of the best places to live in Georgia is the people who live here, and the great spirit of community that allows our ever-expanding county to retain its small-town charm. Our downtown area is alive and vibrant. People still gather here on the Fourth of July, Memorial Day, Christmas, and for various festivals and tours throughout the year. Preservationists work diligently to maintain the historic integrity of the architecture, and there is a "Mayberry" like aura that permeates the courthouse square. And although the...
