Americas #1 Jimmy Buffet tribute band "A1A" is playing tonight on the Marietta square as a part of the free summer concert series.  This concert has become quite a big event and it should be a great time. I met with one of my partner Realtor's this morning over at a home that I'll be staging this Thursday.  As we waited the arrival of the builder, we spoke of the condo that had just sold and how the pictures drew this buyer into the home.  As mentioned in a previous blog, the buyer first began looking at 3 bedroom condos.  However, once she saw the staged 2 bedroom condo, she fell in love and the rest, shall we say, is history. Selling real estate is all about the land and today a wonderful piece of land is becoming public property in my own back yard.  The Trust of Public Land annouced today, they have secured all 95 acres of Hyde Farm.  Hyde Farm is located in Cobb County near Johnson Ferry Road and Lower Roswell Road and runs on the North side of the Chattahochee River.  It is a beatiful piece of land with rolling hills, a farmhouse, and fields.  Anytime I have driven by the farm, I have always thought about family, where we come from, and when life was not so hurried.  The farm was one of the last working farms in Atlanta.  J. The other day, I was doing some research for buyer clients of mine on the state of the market for a property that they were considering putting an offer in on.  This property was new construction in a generally sought after area of East Cobb (Marietta, GA).  The home was listed in the 900's.  As part of my research, I analyzed the trends in inventory levels in my local absorption reports.  Interestingly, I noticed that the months of inventory has actually declined in recent months in that category and area.  It peaked in February 2008.  See the stats below. 8/07 - 18.9 months of inventory 9/07 - 20.3 months 10/07 - 20.5 months 11/07 - 21.2 months 12/07 - 24 months 1/08 - 24.4 months 2/08 - 31.1 months - - - - -This is where it seems to have bottomed out and the trend reversed. 3/08 - 29...

Cobb county home sales.  Marietta Georgia Sold homes!  We just closed a home in Marietta GA yesterday that was on the market with us for almost 6 months!  That sounds like a long time, but was longer was the periods the home was listed with other agents for almost a year and a half and yes, rented out in between.  The other company promised a lot of things including a major break on the commission, TV, and real estate magazine ads, but never received one offer!  Why?  Wrong price!  Over 90% of all real estate marketing begins with price.  Once the buyer arrives the home has to show well.  The home in Marietta needs to have a good location and be priced to appear as a value in tough market.  The sellers were absolutely wonderful, and replaced the master bath with new tile, they repainted...

I noticed one of the headlines on this morning business news that mortgages applications in  the week of May 14th dropped another 7.8%.  Compared to the same week a year ago, applications are off 9.4%.  Wthe allthe rate dropping and cuts by the Federal Governement I would assumed that applications buy this point would be rising including refi's!  So what is happening to mortgages?  It seems the share of refinances applications are also off 48.2% of the previous weeks 48.7% or the previous weeks number. (source Market Watch)  This is a curious thing for this time of year, so I would love to hear what other have to say or share their take on it.

I am writing this blog entry at my favorite local coffee place.  It's a relatively new place called the Daily Grind in N East Cobb County right at the intersection of East Piedmont Rd. and Sandy Plains Road.  They have geat beverages as well as a comfortable atmosphere and free Wi-Fi.  There's even a conference room that you can use for small meetings.  I will be conducting a business networking session there once a month with the first session on May 29th at 8AM.  Since this is the first one, I ask that if you plan on attending please let me know and I will know to look out for you there.  If you go, ask for the owner, John and tell him I sent you.
