Image by lane.bailey via Flickr For the last few years, Arcado Elementary School has had Joe Ahrens in the top post.  He has positioned Arcado Elementary School as one of the highest ranked in Gwinnett County.  Excellent school spirit, very high test scores and a sense of community have all been fostered under his leadership.  This year, Arcado will have a new top administrator, Penny Palmer-Young.  She is committed to continuing the performance excellence of the school.  She was born and raised here in Gwinnett County, and graduated from Brookwood High School (she can be forgiven...  ;^ ).  Ms. Young has also spent a few years working in other schools in the Parkview Cluster, including Knight Elementary.  As our kids enjoy their last weekend of "freedom" before school starts on Monday...

If you haven't already, please feel free to read Ade For Al.  A simple Lemonade Stand at the local Farmer's Market in Lilburn, GA raised over $2500 for Al Real's family in just one evening.  It makes me VERY proud to be part of this community.  As if the actual injuries little Al suffered weren't enough, now the family is having to fight for his treatment.  To catch you up, Al Real is an 8 year old boy here in the Lilburn area.  He and another little friend were playing a few weeks ago.  While they were playing, they apparently decided to stage a toy plane crash.  They put some gasoline on a toy plane and lit it on fire.  Al suffered 3rd degree burns over 80% of his body.  He was rushed to Grady Hospital in Atlanta, which has one of the best trauma centers in the country.  After a day, ...

Many of you might have heard about Al Real.  He is 8 years old, and a student at Arcado Elementary School here in Lilburn.  On June 7th, while playing with a friend, Al received 3rd degree burns over 80% of his body.  He was rushed to Grady's Burn Unit, and from there sent to the Shriner's Hospital's Burn Unit in Cincinnati, OH.  That is supposed to be one of the best burn specialists for children in the world. At best, he faces a long and arduous journey back to health...  And that journey has begun with skin grafts and surgeries. Two years ago I wrote a blog post called “Incrementalism“…  It is actually a favorite term among a small group of my friends.  We coined the term in regards to Jeep modifications.  Instead of doing the work over and over, but just a little at a time, causing a tremendous amount of laber of spending WAY more money, just go full in the first time. Lilburn is in Gwinnett County, GA, just outside of Atlanta.  As of the 2000 Census, there were 11,307 people in Lilburn, but that is only including people in the city limits, and there has been a lot of growth since 2000 in Gwinnett County.  It was incorporated in 1910.  Lilburn is home to Parkview High School, and also has students that the Brookwood, Berkmar and Meadowcreek clusters. It is also home to Killian Hill Christian School, Providence Chrisian Academy, St. John Neumann Catholic School and Parkview Christian School.  Possibly the most famous resident of Lilburn is General Beauregard Lee, a groundhog with a better winter prediction record that Puxatawnee Phil up in PA. A couple of years ago I wrote about folks facing foreclosure.  I would love to say that things have really changed in the last couple of years, but I can’t…  They have actually gotten worse in many regards.  But we might be seeing the light at the end of the tunnel… but it is just a pinprick of light…recent numbers are showing that the tide of foreclosures might be easing… if only slightly… from record levels. Image via Wikipedia Today was ‘Wing Day’ for my Kindergartner.  It wasn’t the official graduation, but rather a class thing.  The class, made up of half Kindergartners and half 1st Graders, is called the ‘High Flyers’.  The Kindergartners are called ‘Co-Pilots’ and the 1st Graders are ‘Pilots’… Today, Garrett got his pilot wings in class.  He was a proud kid.  He has been doing really well, almost meeting the requirements to graduate 1st Grade… while in Kindergarten.  Not only has he been doing it, he has been enjoying it. My oldest son is getting ready to graduate Kindergarten.  And he has been loving it.  Much of that credit needs to go to his teacher, Ms. Curtis, at Arcado Elementary School in Lilburn, GA... The class that he is in is a 'multi-age' class that includes Kindergartners and First Graders.  It is called a CLE class, or Continuous Learning Environment.  And for my son, it has been a marvelous experience.  Each Kindergartner is paired up with a First Grader.  They work as a team, with the First Grader mentoring the Kindergarten student. Ms. Curtis with Jackson Ms. Curtis has said that because half of the students were in the same class the previous year (the Kindergarten student complete First Grade in the same class), they are able to teach the new students how everything in the class works....

I used to do an irregular look at some garage properties.  I would grab a few properties that were representative of the variety of 4+ car garage homes available in Gwinnett County, GA.  While pulling properties for a buyer moving in from another state, I decided it was time to take you on a tour again...  By the time we get to $1,000,000, we are looking at what most people call mansions... and the $800,000 entry point to this segment isn't bad either.  Sometimes we run across "garages" that can accomodate a 45' RV, in addition to a whole lot of garage toys.  Those homes often also have garages with real "shop" potential... 220V outlets, shower facilities, compressed air, HVAC, etc.  They are also often well appointed with the 'candy' like epoxied floors, built in cabinetry and cool arc...

I used to do an irregular look at some garage properties.  I would grab a few properties that were representative of the variety of 4+ car garage homes available in Gwinnett County, GA.  While pulling properties for a buyer moving in from another state, I decided it was time to take you on a tour again...  When we get up to this level of price, we see some really impressive properties.  There are actually a couple houses here that have more than 6 car capacity.  There are also several that have a few acres to spread out on...  At the same time, there seems to be an expectation that nobody is going to work on a car in the garage.  WE see a lot of garages that are finished out very nicely, but we don't generally see a lot of 220V outlets... or even a lot of 120V outlets.  And then somethi...

Market stats for Lilburn, March, 2010, indicate that there are 419 properties on the market (as of March 31st). Overall, there is about a 15.3 month supply of properties, with a slowing in sales since December.  That is fairly normal for the winter season.  March sales were up compared to 2009, though. Image by mjp* via Flickr In the sub-$200k arena, there are 240 listings, with about an 11.8 month supply.  Absorption Rates have been slowing since December, but sales were up slightly since March 2009. Between $200k and $400k, there are 161 listings for sale, and about 27 months of supply. This segment has been getting weaker each month since at least November.  Sales were up by a couple of units in March, but so were listings. From $400k to $600k, there are still 12 homes on the market....

The First Time Home Buyer & Move-Up Buyer Tax Credits are slated to end unless a property is under contract two weeks from tomorrow.  I don’t see another extension this time.  Even the NAR isn’t pushing for it this time. I’ve actually written a lot of posts about making garages better, both for builders and renovators.  (Keep in mind that I’m not a builder… I’m a user.  I USE my garage, like many of my clients).
