You read it right.  I was talking to a seller yesterday as he ranted about giving his home away at a discount and I asked him, "Discount? Where is the discount coming from?"  He replied that the home appraised last year at a higher price thus making it at least a $10K discount.  I asked him if the home would appraise for that now.  ... Wait for it....  Then he says, "of course it would! If anything it would appraise for more! Appraisers don't look at the market!"  So the conversation went on like that, but I would shudder to think that evaluation methods whether replacement costs or actual value (cost per square foot) would not take the market into consideration.  Sure, I agree, the real estate market is like the stock market, but it's actually pretty darn slow moving and it's ALMOST pr...

In today's market you think it is a great time buy a house to flip but where do you start.  Questions about how much to offer, what will the carrying costs be, what is the potential profit be. Well in order to make a nice profit in a real estate flip. You'll need to understand the different costs that you will need to include in order to complete a real estate flip deal. Flipping can not be done with out available cash in hand or strong lines of credit available, or there is OPM (Other Peoples Money). Financial planning is a critical part of investing in real estate. Flip real estate investment deals can be a great way to make $10,000 to $50,000 in a relatively short period of time, but here is what you have to know: 1. Target Sales Price 2. Closing Costs 3. Carrying Costs 4. Fix up / R...

Bank-Owned Properties and Government Homes If a foreclosure auction fails to satisfy a minimum bid amount, or the lender bids on the property themselves, then the foreclosure home may be awarded to the lender. This is most common with bank and government lenders like HUD. When this happens, banks will usually fix up the properties themselves before selling them, which can help you save on repair costs after you buy. However, the discounts you'll find on bank-owned homes aren't generally as high as through the auction method. But this can still be a great way to find quality properties for less. Buying foreclosures can be a great way to save money, but you'll have to have the information and tools necessary to find the right properties and decide which methods of buying and homes are bes...

In passing my ear heard the following quote and now my mind has become obsessed by it. When I goggled (all things are gogglable) I learned how this simple little quote came to be that now will hopefully impact the rest of my day and then the day after that and again after that. ..... We never touch people so lightly that we do not leave a trace Peggy Tabor Millin  "I was on a train on a rainy day. The train was slowing down to pull into a station. For some reason, I became intent on watching the raindrops on the window. Two separate drops, pushed by the wind, merged into one for a moment and then divided again - each carrying with it a part of the other. Simply by that momentary touching, neither was what it had been before. And as each one went on to touch other raindrops, it shared n...

Whats the Difference Between Prequalification and Preapproval Prequalification and Preapproval In many cases, you'll want to know how much mortgage you can get before you look at homes so you won't waste time drooling over places that you can't afford. Your potential lender can either prequalify you or preapprove you for a mortgage. Lenders use several standard ratios to determine how much mortgage you're eligible for. Generally, if you're applying for a conventional mortgage, your monthly housing expenses (mortgage principal and interest, real estate taxes, and homeowners insurance) should not exceed 28 percent of your gross monthly income. In addition, your total long-term debt (monthly housing expenses plus other debt payments that won't be repaid within a year) should be no more tha...

Renting Owning What You Pay For Rent(and possibly renter's insurance) Once* Down Payment* Closing Costs For 15-30 years* Mortgage Payment (principal + interest) Forever* Taxes* Insurance* Maintenance   What You Can Deduct on your Taxes Nothing * Interest on mortgage, and property taxes * When you sell your home, you don't have to pay any taxes on the gain, in most cases. Whoa! How you can build an investment Take the money you would have spent on a down payment and invest it or out it in savings. Your house is your investment. If you put 10% down, you own 10% of the house when you start. As you make monthly mortgage payments for 15-30 years, you'll gradually own more and more of the house.   How you could mess  up this investment Fail to invest your extra money somewhere else. In tha...

In case you did not hear this just in ...JPMorgan Chase buys WaMu assets after FDIC seizure JPMorgan Chase & Co. Inc. came to the rescue of ailing Washington Mutual Inc. Thursday, buying the ailing thrift's banking assets after WaMu was seized by the Federal Deposit Insurance Corp. The FDIC, which insures bank deposits, said it would not have to dip into the insurance fund as a result of the seizure. There had been concerns that the fund, which took a big hit after the seizure of IndyMac Bank, could be depleted by a WaMu seizure.  In a statement, JPMorgan Chase said it was not acquiring any senior unsecured debt, subordinated debt, and preferred stock of Washington Mutual's banks, or any assets or liabilities of the holding company, Washington Mutual Inc. So what does this mean .. in sh...

An REO is a general term for a Bank owned foreclosure home that have been repossessed due to the previous home owner's default on their bank-sponsored home mortgage loan. When a homeowner defaults, the lending bank will have to repossess the home and sell it in order to retrieve the remaining debt left on the loan. Attending bank repossessed home sales such as these can be a great opportunity for home buyers and investors, since so many bank owned foreclosures are sold for huge discounts through foreclosure sales. Since a lending bank will only need to sell a bank owned home for a portion of the full loan amount provided to the homeowner, and not its full amount, they can consequently sell the foreclosure home for less than its actual value.
