Well recently the  U.S. Department of the Treasury Secretary Geithner announced details on the expansion of the Making Home Affordable program to include short sales under the new Foreclosure Alternatives Program.  Under the plan, incentives would be provided for mortgage servicers and borrowers to pursue short sales. Financial incentives include $1,000 to servicers for a successful short sale, and borrowers may receive up to $1,500 to assist with relocation expenses.  Reasonable and customary real estate commissions and selling costs will be permitted and the servicer will agree not to negotiate a lower sales commission after an offer has been received. I love being a REALTOR and try to give 110% to everything so  it is not unusual for me to work 10 -12 hour days and several hours on the weekend jut to make sure everything is done to the best of my ability however  sometimes I just catch myself spinning out of control and I have to stop with a little reality check - it's real estate no one is dieing - so stop and focus on "WHAT ARE THE TOP 3 THINGS I CAN DO NEXT TO A) MOVE A LISTING CLOSER TO SOLD B) GET A BUYER INTO THE HOUSE OF THEIR DREAM 3) CREAT MORE TIME TO MAKE ROOM FOR A AND B TO BE DONE BETTER. An REO (Real Estate Owned) is a property that goes back to the mortgage company after an unsuccessful foreclosure auction. You see, most foreclosure auctions do not even result in bids. After all, if there was enough equity in the property to satisfy the loan, the owner would have probably sold the property and paid off the bank. That is why the property ends up at a foreclosure or trustee sale. Bidding wars seen in markets for foreclosed homes  Prices of foreclosed homes have taken such a beating that investors are jumping in and bidding up prices. Investors who win bids are often cash buyers who do not need to go through the appraisal process to get a loan. Traditional buyers who are looking for a home to reside are at a disadvantage. Jerry Lou Davis, a real-estate agent in California, says the activity in the foreclosed housing market is similar to the housing bubble of yesteryears. Jay Butler, director of the Realty Studies program at Arizona State University, concurs with this view. Foreclosures hit over 1.5 million homes in first half of 2009  According to RealtyTrac, foreclosures rose 15% in first half of 2009 compared to a year earlier, impacting over 1.5 million homes. Foreclosure filings increased more than 33% in June compared with the same month last year and rose nearly 5% from May. More than 300,000 households have received foreclosure filings in each of the 4 months till June. About 79,000 homes were repossessed by banks in June, up from 65,000 in May.  Analysts say that the $50 billion in subsidies announced by the Obama administration for tackling the foreclosure crisis has not been effective so far. Use the Right Form / C contract   While this may seem simple many lenders and agents/ brokers required offers to be submitted in a standard form or fashion and some require additional information as part of the offer that may not be normal given during a "traditional" sale. 2. Knowing what to Pay.  Often the buyer and buyers agent have a price in mind of what they want to pay but understanding the seller / banks position is just as important .  The buyer has to understand that the Bank does a full appraisal and market review before they price the home and know the cost of repairs that may need to be made, so expecting to pay 50 cents on the dollar of a newly listed REO home is most likely not going to happen no matter what you hear on TV. During my first year as a Realtor I worked what are called "expired listings" homes that did not sell during the listing agreement. Recently a court case ruling about Administrative Fees (Busby v. JRHBW Realty, Inc, d/b/a RealtySouth) made me think, "Good for them!"  I've never been a proponent of Admin Fees.  They are junk fees after all.  However, as a short sale specialist, I had to think about this a bit more.
