Great Quality of Life with Great Credit It was just announced that Gwinnett County earned a AAA credit rating with all three credit agencies!  That may not seem like a really big deal, but it is.  Only 35 counties nationwide hold a AAA credit rating.  That's a big deal.  The credit agencies cited conservative fiscal management as one of the contributing factors.  Not just in 2010 Actually Gwinnett County has acheived this rating since 1997.  The county has continued each year to achieve the fiscal responsibility to make it easier and cheaper for the County to borrow money to keep things moving and in good repair.  Wouldn't it be great if we could all say the same for our personal credit.  Gwinnett County is dealing with the same economy as you and I are.  As a resident, I am proud to s...

When financing is involved in a real estate purchase, it is important to understand if you will be subject to the title or lien theory of mortgages. The way in which a state will interpret how mortgage law is followed will be determined by which type of theory is practiced in your state. Each type of theory has special considerations on who will hold title and how foreclosure proceedings would take place if they were to become necessary. In title theory states, the borrower does not actually keep title to the property during the loan term. The seller gives the buyer/borrower a deed to the property but when the borrower signs the mortgage for the loan the borrower gives the title back to the mortgage holder. The lender then holds title to the property, as security only, until all loan pa...

What happens to HOA dues and condo dues in a foreclosure? All condominiums have mandatory condo dues that cover the insurance on the building, the maintenance and liability insurance on the common areas and amenities, and some of the utilities. Many townhomes and subdivisions also have mandatory HOA (homeowner association) dues to cover amenities and common areas. If dues are mandatory, they are an automatic lien on the property, and the association is not required to file a separate lien each year. When a property is foreclosed, all current and previous condo dues and HOA dues are legally wiped out and unenforceable as liens against the property up to the date of the foreclosure sale. The new owner as of the foreclosure date (either the foreclosing lender or a purchaser on the courthou...

Just how many real estate sales books do you think that are out there?  Do you think there are over 50 books?  Do you think there are over 100 books?  There maybe over 1000 sales books on the market these days.  But none of them will help you more then having the mindset of helping other people everyday (hope).  The best sales tactic that you could ever use is the sincere concern for helping other people.  We must keep hope alive.  It maybe considered an old-school way of doing business.  But in order to thrive during these economic trying times, we must go back to the old landmark.  The sale will come.  The opprotunity to help someone could be in front of us right now.  We need to get back to looking around to see if there is anyone that we can help.  We should also look for someone el...

There was an interesting experiment that started with five monkeys in a cage. A banana hung inside the cage with a set of steps placed underneath it. After a while, a monkey went to the steps and started to climb towards the banana, but when he touched the steps, he set off a spray that soaked all the other monkeys with cold water. Another monkey tried to reach the banana with the same result. It didn't take long for the monkeys to learn that the best way to stay dry was to prevent any monkey from attempting to reach the banana. The next stage of the experiment was to remove the spray from the cage and to replace one of the monkeys with a new one. Of course, the new monkey saw the banana and went over to climb the steps. To his horror, the other monkeys attacked him. After another attem...

"I ain't nothing but a Winner"   Not my words but the words of my favorite sports figure of all time legendary Paul Bear Bryant of University of Alabama. His success is well documented. This was an answer given by him when asked by a reporter how he would sum up his life. He believed it. It was not arrogance but confidence and his way of life.  What got him to this level started well before as a young man and what is less known but just as impressive is his attitude toward those around him. Any of his former players said their lives were enhanced just by knowing him.  He lived and breathed a positive attitude. Hows yours? Especially today in this tough market. Would your friends view you as a positive person who has undenieable belief in them self. Does your attitude rub off on others? ...

Statewide ban on texting while driving goes into effect July 1. The Georgia State Patrol will observe a 30-to-60 day grace period in which any violations encountered will usually result in a warning. If cited for violating the new law, a driver may pay a $150 fine and will incur a penalty of one point on his/her license.  The newly minted law faces an uncertain legal future on several fronts. How enforceable will it be? Both safety advocates and law enforcement sources say making the law stick will be tough. Some questions remain to be answered by the courts, including: What constitutes probable cause to stop a driver suspected of texting? How far can police go in questioning a suspected texter? Do the cops have the right to examine a cell phone found on the floorboard at a crash scene ...

SAVE-A-THON TOUR - 2010NACA is continuing its Save the Dream Tour in 2010. Last year the tour was an incredible success with hundreds of thousands of participants averaging over 30,000 people at each of the twelve events throughout the country. Thousands of homeowners received same day solutions with many having their interest rates permanently reduced to 4%, 3%, and 2% and in some cased having the outstanding principal reduced based on what the homeowner can afford. Homeowners saved hundreds of dollars a month and some over a thousand dollars. NACA provides the most effective long-term solutions because it has secured legally binding agreements with all the major servicers/lenders and the major investors (i.e. Fannie Mae and Freddie Mac) which cover 90% of the at-risk homeowners.
