 I was hosting an open house yesterday and had a couple come through. They said they had been looking for several months and were hoping the housing prices would have come down. They said that with all of the talk about the slow market they thought house prices would drop and they could get more house for there money. I went on to explain that in our market we are still experiencing appreciation with our properties and just because the market is soft don't expect builders to be giving houses away.  I believe it was Lee Trevino who said the harder I work the luckier I get. If it was someone else, please correct my mistake. In either case, I know there are many agents who will not host an open house because statistics show that it is usually not the house people buy. Many know that open house is a great way to prospect for new clients. Some agents think it is just a way for the neighbors to come see the house down the street. I love talking to neighbors because they can provide allot of insight to the area. You never know when you might meet a neighbor that has friends or family wanting to buy or sell.  Today is day two of the new license law in Georgia. If your wondering how this could effect you or your clients, imagine this, you have a new construction house under contract and the contractor was able to pull permits under the previous local jurisdictions. If the contractor does not obtain a new state license before the closing, he or she will not be able to get a C.O.(certificate of occupancy). I can only imagine how many people will think they are going to be closing and pack up the moving van only to find out that there contractor was not aware he could not receive the C.O. I would say that most contractors have been brought up to speed on this issue.  For those of you who might not be aware of yet. Today marks the start of the new state license that is in effect for builders and contractors in the state of Georgia. If you are a builder or contractor and have not been grandfathered in or taken the state licensing exam then you will not be able to pull any permits to start a new construction project. This could prove to be even more tricky for the contractor who has started a project and still has not acquired a license.
