I used to do an irregular look at some garage properties.  I would grab a few properties that were representative of the variety of 4+ car garage homes available in Gwinnett County, GA.  While pulling properties for a buyer moving in from another state, I decided it was time to take you on a tour again...  Honestly, when we are looking at properties between $1million and $2million, it is a rarity to see someplace with a shop.  They show up once in a while, but rarely.  We are getting into the territory of some pretty nice display spaces, though.  While it is still rare, there are some collectors with homes at this level... and there might be a stable full of Ferraris or high end muscle cars.  The other thing is that most of the homes in this price range... especially in Gwinnett County....

Looking for a place to meet friends after work?   Maybe you are planning a move to the area and would like to find a place to pop in for a quick and easy meal. The current market has made it possible for many large families to finally move up to a home that is more comfortable and suitable for their lifestyle.   If you have 3 or 4 kids, a 4 bedroom home is workable, but is it comfortable?   Probably not.   In Grayson, in recent years, purchasing a 5 bedroom home, or a home with 4 bedrooms and a basement, could be challenging for home buyers if they needed to stay under $200,000. Well, that's not the case right now. If you are looking for a special home for sale in Grayson, a home with at least five bedrooms, chances are, your selection has NEVER been better.   Right now there are 12 homes for sale in Grayson under $200,000, with at least five bedrooms.     Two of the homes being offered also has 4 baths, and a whopping 8 of them has 3 or 3 1/2...

If you are looking for a home in Gwinnett County, Georgia, in the $250,000 to $350,000 price range, boy are you in for a treat!   And, even more encouraging, there is a sizeable inventory of homes priced $250,000 to $350,000 in the most sought-after school clusters.   So many times when relocating buyers have moved into our area from out of town or out of state, in the past, we have had a more limited selection of properties for them to choose from.   Right now, not so much!  If our economic woes have done anything that could be considered "good", giving serious, qualified buyers a better range of properties to choose from would be pretty high on my list.   A move-up buyer who wishes to purchase a home in Gwinnett County right now is pretty much in the cat bird seat, no doubt. In this market probably 99% of the properties offered had a full, daylight basement.   Typical for our market in the price range.   There were just a handful of slab and crawl space homes contained in the dataset. Of course you are... everyone is.  Maybe not everyone, but there are a lot of people that are looking for good deals in real estate in Gwinnett County, GA, during a buyer's market... which is basically what we are in right now. While looking for something semi-related, I ran across some interesting and possibly good deals out there for the right buyer.  These are basically unfinished, brand-new homes.  The builder apparently didn't make it, and the bank has these things on their hands. The ones I concentrated on are all finished on the exterior... except for landscaping and final doors... and a couple need replacement windows.  Possibly some other exterior repair on some as well... The interiors are a different matter.  At the very least all of them need flooring, cabinetry, paint, fixt...

While running a quick search for a friend, I ran across a few interesting listings...  There are a few deals out there that stop me in my tracks for a minute.  Some catch my attention because they are priced well below the competition... and they don't need more work that the deal is worth.  Others grab me because their condition is amazing, and they are still priced competitively.  Finally, there a few that reach out because they are unusual... in a good way.  These were of the third type...  I saw the pictures... and they didn't fit the price.  Not that they were priced a little lower than I might expect, but low enough that I wanted to check to see if these were all mistakes.  There are around 4 of these that are literally priced hundreds of thousands below the other similar homes in...

About an hour ago I received an email on my Blackberry. I read through it and placed a call (on my Blackberry) to reply to the mail. I arrived at the office, used my index finger on the scanner lock to fire up my computer, pressed play on my Ipod and logged on to the world wide web. Scanned and faxed a document, used my 5.8Ghz cordless phone to call an out of state associate via my VoIP. New home sales in the U.S. fell in November approaching an 11-year low and signaling the housing recession is not coming to an end anytime soon. The median forecast from Bloomberg was new home purchases fell to an annual pace of 717K, down from 728K in October.The level in September was 716K which was the lowest since 1996. I ran into my first home yesterday designed for radon protection. The builder offers this as an upgrade for 200 bucks, a hell of a deal compared to the $2500-$4000 remediation cost. The best part was all the nasty, eye sore duct work was hidden.
