Overall, there is about an 9.1 month supply of properties.  Months of Inventory has been increasing for the last couple of months, until this month.  Sales in December were 66, compared to 57 a year earlier.  It is worth noting that almost every segment in Gwinnett County, GA, that I track had a bump in December this year, copared both with November, 2010 and December, 2009. We went to IHOP for dinner tonight- just daddy and the kids.  IHOP  is great for the kiddos since most do free meals after 4 p.m. for kids. Well tonight featured an extra bonus; Entertainer and Balloon Decorator Paul Teal.  I don't claim to be a balloon expert, but I do have to say his work is extraordinary. From heart shaped and glow in the dark balloons, my kids were mesmerized. His website it www.partytilyoupop.com  The service at IHOP was great as was the food (all you can eat pancakes for 4.99 is quite a deal).  I highly recommend this great family night. Paul is at the below IHOP location every Friday night.

I wrote a little post about life in Duluth, GA.  I wrote about the history, a few developments and what types of shopping and recreation may be available nearby.  When I first moved to Georgia, 21 years ago, I lived in Duluth for a couple of years.  At that time, it was considered WAY out in the suburbs... but not so much anymore. There are a few occupational hazards we real estate agents face… moldy foreclosures, rotted floors that we can fall through, angry undisclosed dogs, getting locked out of a house on the back deck 40′ off the ground (don’t ask).  But there is something even more dangerous… Houses we really like… really, really like.  Ones that we can afford… As a real estate agent, I look at a lot of houses.  Some of them are amazingly cool.  But, I’m not dropping half a million bucks on a house.  Those aren’t so dangerous…  Not to say that I don’t love the media rooms, pubs on the terrace level and the 10 car garages… especially the 10 car garages… but those aren’t that dangerous, because they are out of MY operating range. I was looking over some foreclosure deals that closed this past week to examine the particulars.  It's always good to figure out what it took to get a good foreclosure deal. Some buyers who just started the game might think that they are in the driver's seat and banks will take whatever they offer.  But the banks aren't the issue.  It's other competitive buyers.  What are others willing to bid on some of these foreclosures?
