Decatur is one of Georgia's most beautiful and accessible urban environments. Unlike much of Atlanta, Decatur was designed to be a city you can walk around in. With a wonderful town square and plenty of great restaurant and music venues, Decatur has been attracting both individuals and families for many, many years. Two of Decatur's most popular neighborhoods are Oakhurst and Winnona Park. Both neighborhoods border Agnes Scott and are within walking distance of downtown Decatur. Oakhurst is best known for its smart business and restaurant district, offering a terrific environment for people to get together and hang out. In addition to the great urban living, both Oakhurst and Winnona Park have two of the best elementary schools in the state.Click here to see homes for sale in OakhurstCli...

Well it's Sunday and it's cold, dreary and raining. Keith and I are starving and tired of the same old, same old. Where to eat????? We start the typical "Where do you want to go?" "I don't know. Where do you want to go?" rountine. This is a routine that is very frustrating to me. I will name a place and Keith will say no. (You know he is a food snob, right?) So we are driving around Decatur looking for something new. After driving past The Depeaux thousands of times in the past year or so we decide today is the day we go for it.  The Depeaux is located in the 100+ year old train depot. They have a great bar on the top portion and then the resturant in the lower portion. Great ambience. We like ambience. Our waiter, Troy shows up and even though he is from Utah he has a great New Orleans...

The scenario:  The homeowner is transferring from Atlanta to San Francisco for a job transfer (lucky man).  When I first saw the home, the owner had received a recommendation from their agent to remove the wallpaper in the kitchen. Given how wallpaper can be a very personal decision, it made sense to remove it.  Fortunately, the owner had a selection of paint colors from which to select. Here's the picture of the home (with the wallpaper). Here's a picture of how the kitchen looks with the wallpaper removed.  The homeowner has also made the move to San Francisco.  As you can see, we chose a nice neutral color (beyond white or cream). Here's the kitchen "after" staging:The homeowner decided to place the home on the market "after" staging to leverage the momentum gained with a new listing.  ...

Oakhurst - Decatur Real Estate Formerly one of Decatur's best-kept secrets, Oakhurst's active neighborhood association now brings in thousands of people each year for the many festivals and events, such as the Jazz Nights at Scottish Rite, the Wine Tasting Festival, and the annual Oakhurst Arts Festival. The hub of Oakhurst is called "Oakhurst Village," which showcases some of the finest in local restaurants and shops in Intown Atlanta, such as the Universal Joint (U-Joint), The Matador, Mojo Pizza and the new Kavarna coffee & wine bar.  Other amenities that simply add to the "neighborhood" package include the Oakhurst Dog Park, McKoy park, Oakhurst Community Garden, as well as the historic Scottish Rite Hospital which is now home to The Seen Art Gallery, Palate Wine & Desert Bar, and a...

Oakhurst - Decatur Real Estate You hear the horror stories on the evening news.  What is really happening in your neighborhood?  First of all, the Oakhurst market data for 2007 was VERY promising.  Homes on average were only on the market for 69 days, up just slightly from 59 days in 2006. Oakhurst home values -- comparing 2006 vs 2007 Average Sale Price in 2006 = $313,096 Average Sale Price in 2007 = $376,777 (up 17%) The 17% increase is partially due to the new construction homes in Oakhurst, which command a price of $550,000 to $900,000.  To give you a better picture, let's compare the sales of the typical 3 bedroom / 2 bath home: Average Sale Price of a 3 bed / 2 bath  in 2006 = $302,994 Average Sale Price of a 3 bed / 2 bath in 2007 = $345,478 (up 12.2%) In 2008, Oakhurst is also ...

This is my favorite Oakhurst - Decatur event of the year.  All of the local Oakhust businesses usually participate, so it is always an adventure to sip some wine at the auto repair center... or the laudromat!   The FUR BUS is also available to take you to the shops on College Ave. The event does sell out each year, so be sure to buy your tickets ahead of time.   Here are all the details from the Oakhurst web site...   "On February 23 from 4 pm to 7 pm, sample wines from around the world as selected by two local Oakhurst residents. Attendees will visit all participating local Oakhurst businesses each featuring a different wine selection to taste.Tickets will go on-sale on Saturday, January 26th at local Oakhurst businesses for a cost of $20 per ticket. 2008 is just around the corner and for many of us, that means it's time to write our New Year's Resolutions! If you are like many of my clients, real estate and real estate investing is a tantalizing (albeit intimidating) field. For us Realtors®, taking a class outside of our field can be a great way to relax, unwind and even network! So why not take a class and learn a little more about it from an expert.Emory University's Emory Center for Lifelong Learning provides classes on topics from real estate to travel, photography to cooking, and it's a great place to learn! Most of the classes take place at their Decatur campus, though some do meet at off-campus locations and they have just started offering courses in the Vinings area. Some real estate classes offered are:Buying ForeclosuresLea...

There are Mexican restaurants everywhere.  Some intersections have numerous of the same restaurants.  One in particular, North Decatur and Clairmont Roads has three Mexican Restaurants.  In this entry I'm only going to talk about the one that matters most - the one I personally think is the Best - Mexico City Gourmet. Let's start with the salsa since the salsa starts us off at most Mexican Restaurants.  The salsa is chunky and filled with flavor.  Some salsas come out looking like ketchup or pureed, not at MCG.  Occasionally the salsa will have extra heat.  But no worries, they have a mild version that quickly tames the heat by mixing the two.  Best salsa I've ever had - period. I guess somewhere along the line when it comes to restaurants I can be a creature of habit.  I always get th...

Just inside I-285, between downtown Atlanta and Stone Mountain, in DeKalb County, Decatur, the county seat, offers the best of small-town life with all the perks of living in a big city.  Decatur's motto is "a city of homes, churches, and schools," and indeed, with almost 20,000 people it is its own city, but it is also part of the Atlanta Metropolitan area.  As such, it is a mixed-use diverse community with well-established businesses, top restaurants, eclectic shops, hip clubs, live theater, parks, independent schools, and walkable neighborhoods - all within minutes of downtown Atlanta.  With well-known colleges and universities like Agnes Scott, DeVry, Colombia Theological Seminary, and nearby Emory, as well as excellent public schools and a strong sense of community that attracts yo...

When searching for a home as an investor, you have to ask yourself if you are investing for an immediate profit or to build financial security for the long run.  It is my advice to purchase investment properties for the long run.  In today's market it is not as easy to flip a home as it was a couple of years ago.  Even if you are in a hot area, houses are sitting on the market a little longer than normal which eats away at your profits.  What ever your goal is with investing, here are some things to consider:  Location-Location can make a difference in picking your investment property.  If the area is already popping with investment activity, you might not get a good deal when purchasing the home. Even the worst home will not be a good price.  If the home is on the outskirts of the pop...

Have you ever been to a town loaded with fantastic restaurants, unique and inviting antique shops, and trendy boutiques?  No, then visit the county seat of Dekalb County, the City of Decatur.  The City of Decatur is home to the Dekalb County's government offices, its largest and very active library, various historical sites and so much more.  You can find older Victorian homes, small bungalows and million dollar condos, all within walking distance of the local Starbucks and great schools.  Its small town charm really comes out on movie nights in the town square and volley ball on the sand strewn streets of beach night.  And as if that's not enough, listen to free concerts on Wednesday afternoons while munching on lunch from any of the favored restaurants down on the square.  And don't f...

Decatur, GA is located just a handful of miles from the hustle and bustle of Downtown Atlanta, but it couldn't be further away in terms of having a more small town, intimate, laid-back feel.  It feels like the type of place where everyone really does "know your name".The centerpiece of Decatur, is the historic Downtown area.  Full of quaint restaurant and shops, you will find few chains here (although, there are a few).   Some of the restaurants we enjoy include:Cafe Alsace - a wonderful, intimate French Bistro.  The tables are kind of close, but that only adds to the ambiance.  The food is incredible and a change of pace from the normal chain food.  A real experience.Brick Store Pub - The happening place on the Square.  This place is full of character and serves your typical pub fare. ...
