Bed Bugs have been around for thousands of years and were eradicated from most countries using the toxic chemical DDT after World War II.  DDT was later banned because it was so dangerous and toxic to the environment. These reddish-brown, flat bugs have made a comeback in North Georgia since 1995 and cases appear to be on the rise. The best place to start when ridding your home of bed bugs is with vacuuming everything, including your furniture and curtains. Empty the vacuum bag and make sure that you remove the bag from your home.  Clean your living space and wash/dry-clean all bedding and pillows. Heat has been found to be effective in killing bed bugs and there are many companies offer steam treatments for your home.  Some companies use high powered heating machines and fans to raise ...

Real Estate is still your greatest asset and as Mark Twain says "they're not making any more land"!  Rates are at historic lows and those buyers who have been waiting for the lowest rates on buying homes and land may be ready to pounce. Foreclosures and short sales are a great way to invest money and guarantee that you'll get the best deal on the market.  Buyers who are looking for a more upscale homes in Dawson and Lumpkin county will surely be surprised at how many beautiful foreclosed and short sale homes are currently on the market.  Thanks to the "cash for keys" program, which insures that homes are left clean and free of debris, buyers have a lot less headache when buying distressed homes.   Jennifer Pirkle 678-617-0715 Harvest Realty www.harvestrealtyofga.com

Listing prices in Dawson County, Georgia are up this September and so are median sales prices.  Pricing homes in the ball park to comparable sales is the way to get the showings you need to sell your home.   Watching market data and tracking sales has been quite a ride, but the trend is looking good for fall!   Jennifer Pirkle Harvest Realty www.havestrealtyofga.com 678-617-0715

One of Dawsonville, Georgia's greatest treasures is undoubtedly Amicalola Falls and river.  Amicalola is a Cherokee Indian word meaning "tumbling waters," and this view is truly spectacular.  This 729 waterfall is the highest falls east of the Mississippi River and quite a sight to see! Amicalola State park offers a great playground, fishing area and picnic tables. The 8.5-mile walking trail leads from the park to Springer Mountain, on the Appalachian Trail.  My family loves to spend the day at this truly unique park and with the location close to Burts Pumpkin Farm; we'll be planning a hike up the falls soon! The Len Foote Hike Inn at Amicalola Falls State Park is known for breath taking views of the falls and surrounding mountains.  An excellent Sunday brunch buffet is always a treat ...

My family started a traditional corn maze and hayride adventure at Uncle Shucks three years ago and it's now an important start to fall for us.  We always start with the incredible corn maze, because it can be a doozie!  My oldest son has grown to be very good at navigation, so I usually follow him.  Last year we toured the Haunted Maze; this adds a very interesting twist on the fun! Next, we enjoy relaxing on the hayride around the maze where we can view beautiful 100+ year old oaks and native North Georgia trees outlining this beautiful property.   We always wrap the evening up with fun games like shooting the corn cannon, enjoying some of the roasted corn or other goodies and picking out a great pumpkin to take home and decorate. This year the corn maze is a butterfly design with...

It has never been a better time to buy real estate in Big Canoe. Why? Is it because Big Canoe is "in trouble" ? NO ! Is it because Big Canoe has changed? NO!!! It IS because the market is right to buy. Big Canoe is a great North Georgia Community. Its sales are dependent in part on folks relocating from other areas. Because of the slow down in nationwide , which we all know about, sales have slowed in Big Canoe. As a result inventory is good and prices have come down. So if you are looking for a beautiful mountain community that balances nature and amenities , as well as having a great climate and being close to necessities, now more than ever consider Big Canoe. The folks at All Mountain Realty are in a great position to help you achieve your home owning dreams here in our North Georgi...

Rules have changed: One particular recent situation is an example of the rule change.  Buyer loves this house, he makes a very good offer on this short sale.   When reviewing the contract, the selling agent finds that an initial was not included on the lead paint disclosure, (this typically is only required for homes built prior to 1978).  The listing agent called and announced to the selling agent that the contract was not complete.  The potential buyer was on a business trip, flying home in hopes that his contract was submitted and he was waiting on good news.  The listing agent was made aware that this contract would be completed and returned within the specific time frame...  Her response "Maybe it wasn't meant to be". My advice to buyers, contact an agent in your area who is prici...

There is great upset and debate about the National Association of Realtors recent news publication of -"Existing Home Sales Nose Dive 27%". I know in my experience, the offers that we have received are on REO and short sale properties, many home buyers asking for 10% -20% more off the already distressed price.  These are the facts in my Dawsonville and Dahlonega neighborhood. The NAR stated: "One reason the market is hurting is that buyers and sellers are in a standoff over prices. Many sellers are reluctant to lower their prices. And buyers are hesitating because they think home prices haven't bottomed out."  This to me is a fact and this is something that my broker and I actually talk about every day.  No new news here. We know that news outlets like to "spin" certain things.  You kn...

The History Channel's show, 'Pickers' featuring Mike Wolfe and Frank Fritz has been a hit.  These guys have made a living from contacting owners to various collections of interesting things and what some of us would consider 'junk'. My husband and I have been watching this show for weeks and it is really cool what these guys have found.  Everything from children's bikes from the late 1800's to early American tea sets.  The most interesting part of this show is seeing how much profit they net from their ventures. Living in North, Georgia, there are many great Flea Markets in our area.  We're headed off to the Dawsonville, Georgia 400 Flea Markets ready to bargain and hoping to find some great 'picks'.  This is a low cost way to spend a rainy day with the family and with two large buildin...

Remodeling? Renovating and updating your home using Green products does not have to mean adding more money to your budget. Selecting more ‘Earth Friendly' products can reduce energy use and air quality in your home. Another common misconception is that recycled products may look different than your higher end products, this is also not true with most new products on the market now. ‘Going Green' has become increasing easier with today's new choices. All major paint manufacturers now offer paints that are low in volatile organic compounds (VOCs). The prices remain about the same (less than $2 per gallon), but studies conclude that these paints provide a great look with improved air quality.High demand is responsible for the continuing lower pricing and healthier options. Many people believe that after going through a bankruptcy, short sale or foreclosure that your chance of the American Dream is over...Not so!  Although it is true that a bankruptcy will appear on your credit for 10 years, the good news is that the FHA (Federal Housing Administration), will loan again to you after two years after a foreclosure with as little as 3.5% down.  The best news of all, the rates for FHA loans remain low  and  there is more flexibility in calculating household income and payment ratios.   In today's changing market, many homeowners are also willing to do more ‘creative financing' , such as Owner financing.  These types of homes sales are becoming more and more popular and offer flexible options.   The American Dream is awake and alive and the term ‘Buyers Market'...
