  Fall is coming and so are plenty of things to do in Dahlonega, Georgia!   Bike Riding is one of the exciting things to do here in the mountains where you can enjoy the hair-pin road and the colorful scenes of autumn. September 26, 2010 is the 22nd annual cycling tour will start at Lumpkin County High School in Dahlonega, Georgia.  This scenic route includes several of the same roads as the Tour de Georgia.  This mountain course is 58 miles with elevations up to 3,364 feet.  The Dahlonega-Lumpkin County Chamber of Commerceproudly sponsors the 3rd annual 35-mile Valley Course.  This beautiful Dahlonega mountain valley tour will pass R-Ranch in the Mountains, Yahoola Valley and Turners Corner.   More information can be found at Active.com

Dahlonega, Georgia Chestatee Wildlife Preserve is proud to announce the newest member to the family, Pippi!  Pippi is a Zebra and Donkey mix.  This 'Zedonk' came as quite a surprise to owners of the Chestatee Wildlife Preserve as they were unaware that this donkey was about to give birth to this Zebra/Donkey! As of July 7 2010 Lumpkin County has 369 Active Single Family homes listed for sale in The First MLS System.   An additional 39 homes are listed as under contract. Five of them are short sales Pending Existing Lender Approval.   17 Single Family homes closed in June 2010   8 of the 17 that closed were foreclosures.   The highest sales price was $199,950 located at 106 Madison CT.   The Lowest sales price was $26,000 located at 384 Gordon Seabolt Road.   Lumpkin County has 299 Developed lots listed for sale.   2 Additional are listed as under contract.   4 Developed lots sold in June. The sales price ranged from $18,500 to $75,000   Lumpkin County has 118 active land Farm listings.   2 Additional land farm listings are under contract.   We had 0 Land Farm sales for July 2010.

A couple of years ago I wrote about a subdivision in North Georgia, Greenwood Glen, located close to the beautiful town of Dahlonega.  I was working in this small and intimate neighborhood of custom built homes until the market hit a brick wall, and it was no longer financially viable to support the heavy costs involved in marketing a neighborhood. Yesterday I got a pleasant surprise when re-visiting Greenwood Glen to show property.  It seems that sales have been very slow but that is no surprise, what I did find surprising is that the current listings, which are all bank owned, are priced very similarly to our original pricing 2 yrs ago.  I feel good about this for one very good reason.  I sold a lot of homes 2 years ago in that neighborhood, to some very good people.  To know that the...

The following information is taken from the First Multiple listing Service. As of March 11 2010 Lumpkin Counth has 338 single family homes listed for sale. First MLS list 12 homes as sold in Lumpkin County in February 2010. February 2009 listed 11 homes sold. Eight of the twelve homes closed in February were foreclosures! The highest sale price in February was $315,000 located at 5 Grey Swan Way. The lowest sales price was $74,000 located on Rider Mill Road. Lumpkin County has 284 developed lots are listed for sale.  Many other lots a just setting there not listed most of them are foreclosed. Only 1 developed lot is listed as under contract. Only 2 developed lots were listed as closed in February 2010. One of them in Achasta closed for $383,000 the other lot that closed was on Little Mo...

We had 18 single family closed sales in January. Nine of the closed sales were Foreclosures The least expensive was 368 Kate Road it closed for $17,750 The Most expensive was at 60 Piazza Pomina and 48 Piazza Pomina located in Montalvina they each closed for $262,500. We only had 7 homes close in January 2009 As of today 2/13/2010 we have 350 Single family homes on the market listed for sale. Foreclosures and Short Sales are making most of our sales.
