This Thursday, December 22nd, World Changers Church International in College Park will be hosting its annual Toy Giveaway.  Toys and donations were being accepted up until today, and now the all of the wrapping and preparation is being completed.  This annual Christmas event is very much appreciated by the College Park community.  Children who might not otherwise have a present or gift for Christmas are receiving some very special presents. Today I was treated to a wonderful birthday lunch at Big Daddy's Dish on Old National Highway in College Park.  My friend Sharon and I enjoyed a feast of barbeque beef short ribs, oxtails, collard greens, lima beans, cornbread with lemonade and tea mixes to drink.  We also had an appetizer sampling of their wings - jerk seasoned and baked herb seasoning.  The food was absolutely delicious, and the service was very responsive.     Big Daddy's has a few locations in metro Atlanta, but I prefer the one in College Park on Old National Highway.  It was one of the few places that met the taste buds of my mom while she was living with me.  And my mom was a Southern cook that could hang with the very best of them.     Hungry for some good Southern cooking in College Park?  Try Big Daddy's Dish ... 09/03/2011

I am working a short sale in South Fulton in College Park, GA, and this one is with Bank of America.  The mortgage is an FHA insured loan and the seller qualified for the Pre Foreclosure Sale (PFS) HUD Program.  This particular program has the following guidelines that the bank must follow: Get an appraisal done by an FHA approved appraiser Accept a minimum of 84% of the appraised as a net to the bank on the transaction Allow four months from the date of approval to participate (ATP) for the seller to get a contract After three months and twenty nine days, multiple offers, and two contracts that fell through, we finally get an offer on the last day of the ATP.  However, the offer is below the 84% minimum net per the HUD guidelines.  What do you do?  My goal is to help my seller stop the... 09/28/2010
