 February  2008 Historic Augusta Workshop Greetings!  I went to the Historic Augusta Workshop today......very informative!  I was amazed at the turn out and the interest that people are begining to show for investing in Historic Real Estate as well as Historic Preservation.  There were many topics discussed......too many items to mention as the workshop lasted 2-3 hours and was chalked full of good informtion.  It's unbelievable the tax incentives and benefits the come with investing in a historic neighborhood!  Try the Federal Rehabilitation Investment Tax Credit, the Georgia Preferential Property Tax Assessment, or the Georgia State Income Tax Credit just to name a few.  It almost sounds too good to be true.........but true it is.  Many are beginning to take advantage of the tax advan...

If you are visiting Fort Gordon or Augusta, Ga. in the future and you enjoy a challenging round of golf then you should check out Gordon Lakes Golf Course. If you bring the family and they would rather go trail riding on horse back, Fort Gordon has that as well. You can play and they can ride.    What a shame, that most times a person learns about credit management only after they have bad credit. I have two kids. A son was who attended Youth Challenge Academy in Fort Stewart Ga.  He graduated when he was seventeen years old. About two weeks after graduation the first credit card offers began to roll in. My daughter finished at Richmond Academy here in Augusta GA. The summer of her graduation the offers poured in for her as well. She to was seventeen, under age or so I thought to sign for a credit card. I had my son and daughter sit down and read the little white insert. They had a credit limit of $300.00...or so they thought. Upon further inspection they found out that when the activated the card there was a fee. If you have missed payments, get current and stay current. The longer you pay your bills on time, the better your score.   We remember the students and faculty at Virginia Tech, as return to their school today, just one week after the tragedy at Blacksburg. Many families and communities were effected, including ours. Ryan Clark the 2nd victim was from my area. He was a 2002 Graduate of Lakeside High school near Augusta. He was a senior at Va. Tech, played in the marching band and was to graduate with 3 majors.  The memorial for Ryan was held Saturday. "The Marching Virginians" Va tech's marching band traveled to Augusta for his memorial. The word spread through the community that these students were coming. Restaurants, Hotels , churches and business people all wanted to chip in. They made sure the students had meals, rooms and what ever they needed to help make their trip a little easier.   I had the great pleasure of serving as our local association president in 2006. We have been blessed over the years with many fine leaders who volunteered their time to help make Augusta one the best associations in the state of Georgia. I wanted to make sure I continued this tradition. The year was full of many accomplishments. The one that stands out most is the start of the President's Scholarship Award. The Greater Augusta Association of Realtors will give 4 $2000 scholarships to area High school seniors in the Augusta area.   Coming to the office today I witness the traffic. This was not Augusta's usual morning traffic, this was Masters Traffic. Today we welcome the world of Golf to our area.The Masters, golf's 1st Major is in Augusta this week.   I can't believe my eyes. On the front page of Thursday's Augusta Chronicle was a article That had Realtors buzzing . Augusta is the most affordable metro housing market in the United States.This according to Bizjournals, the online division of American city Business Journals based in Charlotte NC.  How did they figure this great mystery? They analyzed income and housing costs for 95 metro areas with populations of 500,000 or more. Augusta-Richmond county metro area is made up of Aiken,Burke,Columbia,Edgefield,Mcduffie and Richmond counties. Bizjournals looked at the housing costs for our Metro area and found it consumes only 17.4% of the monthly household income, compared to 27% nationally.  I have felt this way for years, now there is a study to support our great area.
