When I get wound up like a clock sometimes the only thing that I really enjoy is having an ice cold Chocolate Egg Cream Soda!  There is nothing better to take you back to a time when there were ice-cream parlours that made real home made ice cream, and had fantastic fountain drinks like a 2 cent plain, a cherry cola, an ice cream soda, a malted, a cold glass of tutti fruitti or a chocolaty egg cream soda. A chocolate egg cream soda is an ice cream soda with out the ice cream.  It is made of Chocolate syrup, ice cold milk, and ice cold seltzer that is stirred rapidly as you add the seltzer.  The chocolate syrup was almost always Fox's U-Bet or Hershey's Chocolate syrup! The real estate market in Buckhead has reached a point where buyers can no longer absorb the inventory of available homes. Buckhead luxury homes appear to be the hardest hit segment of the Buckhead real estate market. Buckhead homes for sale over $750,000 have reached an extremely high absorption rate of over 16 months of available supply. This means that if no new listings of classic Buckhead properties become available for sale, it will take over 16 months to sell the current inventory of homes. This has created something of an opportunity for buyers - the only problem....No one seems to have told the buyers! So if you are out there, now is YOUR time.  Well if you enjoy shopping then a good place to consider is the perimeter. On a recent trip to the area I was flabbergasted by all the local shopping there was for one to do. First let's start with Perimeter mall. Built with the same idea as Lenox it has a Bloomingdales, Nordstroms, Macy's and Dullards. Along with smaller specialty shops like the fabulous luggage store. It sports a large food court and plenty of ambiance to walk around. Once you leave the mall there is still so much shopping to do. Ever feel like you want to have all the best facts and approximate home prices before going on a listing appointment?  You want to have your numbers in line so that the home the seller wants you to list is not out of line for the actual appreciation of a neighborhood?  It doesn't make sense to list a home at $550K if it is really only worth 420K!  Sometimes it is super difficult to figure out the appreciation of a home you are thinking of listing.  I found this neat little Appreciation Calculator that is great for this!  I book-marked the free on-line real estate tool and created a short cut on my desktop for it.  I thought it would be a great real estate tool for all! With all of the various things that someone could ask me about real estate, the question that I answer several times per week is "What does pending sale mean?"  I guess when I look at it with fresh eyes, it might not seem obvious.  So I thought I'd take the time to explain the terms that are used in the FMLS to indicate the sales status of a property in the Atlanta area. With all the talk of buyers markets, real estate bubbles, softening real estate markets, declining real estate prices, buyer incentives, price reductions and the rest...are you seeing any real great deals in your markets?   What I am seeing is buyer incentives, increased commissions, and price reductions on properties I know are just over priced.  To me it does not matter if someone tells me they paid 400K last year, and are selling it for 350K this year.  My take is that the buyer may have overpaid initially.  What are you seeing in your market?  Each market will vary, but I would love to hear what is taking place across the land!  In the Atlanta real estate market I'm seeing softness in condos, and town homes.  Single family clean homes with the right location, right price are selling...
