I just heard about a recent study completed by Cornell University, regarding the pricing of listings... and the perception of potential buyers.  Cornell's study evaluated 27,000 home sales in Florida and Long Island (including a control group) and found that customers perceieve round prices, such as $225,000, as being higher than prices such as $225,682.   The study revealed that round prices (such as $225,000) resulted in a lower final sales price AND that for every zero in the in the last three digits directly correlated to a lower final sales price.  I've always heard that your list price should end in 900 or 500, so after reviewing the Cornell study, I was officially confused!  I did a bit more research online and found that Redfin analyzed 30,000 homes sales in the Seattle area las...

Functionally obsolescent homes, what are they? Functionally obsolescent homes are functionally obsolete are homes that are dated homes with outdated or features that are no longer sought after.  Are they a great buy? Or have others passed on buying them because of built in drawbacks? Every town including Atlanta has them. The reality is that older Atlanta homes in older neighborhoods sometimes aren't such a great buy!  A home without and indoor plumbing would be an extreme example of a home that no one is interested in this day and age.  Times and needs change.  When a home reaches the end of a desired usefulness the price and value of the home starts to decline rapidly.  Some examples of an obsolete home may be ones that does not have a garage, or has a one car garage, or open carport....

More and more, I'm finding that most sellers do not know how much to expect to spend to properly prepare their home for sale.  When meeting a prospective client to discuss staging their home, whether it be Vacant or Occupied, I typically will quote that they should budget about 1% of the listing price of the house to completely stage it.  Does it mean that 1% is the number in stone they should expect to lay out?  Not necessarily.  But, I think the idea behind it is, the more expensive the home, the more they should expect to spend to stage it correctly.  The price can be more, but can be less, depending upon the needs of the house as each and every house is unique.  Across the board, however, if that 1% number isn't realistic for the homeowner to spend, then based upon priorities, the h...

Atlanta home sales continue their  decline in 2008. I decided to do some of my own preliminary Atlanta homes sales statistics this month a few days ahead of the FMLS statistics.  Sales last month were off over 40% and January 2008 seems to be doing just the same.  For January 2008 there are only 2272 sold single family Atlanta homes showing as closed.  In January of 2006 the number was 3807, in January of 2007 it was 3844 with the average sales price $248,137 vs. $252,347 in 2007.  On a percentage basis that is over a 41% drop in sales for Atlanta homes and a 2% drop in price.  The offical statistics wil be out in a few days, but I think there will not be a major revision in Atlanta homes sold.  Chances are more likley to show an average drop in sales of at least 35% single falmily home...

I just received this months Atlanta foreclosure lists and it is almost too big the be believed!  I am looking at over 215 pages of foreclosures in Atlanta in mice type.  This months list contains over 7500 foreclosed properties in the greater Atlanta metro area.  This is some serious stuff and will impact the Atlanta area with declining home values and blighted areas for years to come.  We are now at the point that see this is no minior market correction! The problem is that foreclosed homes in Atlanta are exceeding sales 2 to 1.  Do the math!  We are receiving 7500 new foreclosures every month in the Atlanta metro area, and we are selling less than 3200 homes a month.  The accumulation of this excess inventory has stalled new homes sales, and resales.  To get inventory moving again, ho...

When I work with first-time home buyers, they always ask "Which Intown Atlanta neighborhood do you recommend?"  My answer was always OAKHURST, as that is where I bought my first home five years ago.  It was definitely a good move that the time -- home values in Oakhurst have skyrocketed over the last five years.  So much so, that it is sometimes a challege for first-time home buyers to find a renovated home under $350,000.  Not impossible, just a challenge!  So now, my new recommendation for first-timers is just a mile or so down the street, in KIRKWOOD.  You can almost always find an updated or fully renovated 3 bedroom / 2 bath bungalow for under $350,000.  The home values in Kirkwood are very stable, the neighborhood is working on its 'charm factor' and lots of new businesses are mov...

Atlanta foreclosures.  I was reading an CNN Money article today about foreclosures in the sun-belt and rust belt, and thought I would share some insights!  Most Atlantan's do not realize how much foreclosures are impacting our real estate market.  Declining sales, falling home prices are just the beginning. Vacant homes are also what we call an "Attractive nuisance!"  There unoccupied status invite mischief, crime, and vandalism.
