At least that's the way it looks based on the numbers thus far. Easpecially in the condo and townhome market. There is an estimated 4 year supply of new construction homes in this category so if you can't find a good deal on one as a buyer, be prepared to own it for a few years before you try to sell it.Atlanta real estate news is not all quite as bad as this, but, I just don't see inventories coming down far enough to not see some additional declines in pricing before we are finished. It would be nice to hear nothing but "the wind is at our back" or "it's all downhill from here", but, that is just not the case. It looks like we are in for a little bit more of a ride down this road with excessive inventory before things begin to level off.However, there are some important points to note...

The Atlanta Metro area has been near or at the top of the national foreclosure list for many years now. Foreclosures in the Atlanta area are coming on currently at over 10,665 foreclosure filings  this January (**a 28% increase over January 2007 and a 38.6%increase over December 2007).  Atlanta Foreclosures are exceeding sales almost 4 to 1! With a staggering 7,213% change in percentage in the cost per acre in 2006, Atlantic station has become a huge success story for cities across the US considering establishing a TAD.  The cost per acre jumped from $2,873 in 1999 before the redevelopment to $210,148 in 2006 according to a study of TADs done by Bleakly Advisory Group, an economic consultancy firm.According to the Bleakly report, the city's tax digest on the Atlantic Station TAD is $337,740,650, a startling increase from the 1999 estimation of $300,000. The difference between the two numbers will be used for 25 years to pay off the bonds used to redevelop the former Atlantic Steel site.  There will be a significant sales tax collected from the new retail establishments in the meantime.  Homeowners have also seen an increase...

Intown Atlanta Real Estate About 50%  of the buyers that I work with are "first-timers" and the thought of finding an affordable home is often daunting.   To help simplify the initial home search, I would recommend starting with the following neighborhoods: GRANT PARK real estate (Zip code 30312) If you have about $300,000 to spend, you can get a 2 or 3 bedroom home in Grant Park that is in pretty good condition.  There are some foreclosures available for about $250,000, but you really have to jump when you find a good deal.  Please note that there are many homes for sale that are marketed as "Grant Park", but if they are in zip code 30315, then they are in Peoplestown, Choosewood Park or near Turner Field.  The 30315 neighborhood is definitely getting better, but this is something to k...
