Atlanta, Georgia was just named one of the top ten Best Places for Business and Careers, according to Forbes.com.The Southeast holds half of the top ten spots, and Atlanta made the jump from #25 last year to #6 for this year, benefitting "from strong job and income growth and a big reduction in crime."Cities were judged on criteria such as "solid job growth, an educated labor supply and low business costs," as well as "stats on crime, educational attainment, presence of four-year colleges and an index on cultural and recreational opportunities."Six of the ten cities are capital cities.What does this mean for Atlanta real estate? If you turn on the news today and listen to latest on the housing crisis you'll find that in March, Georgia will add another 7300 or so foreclosure/REO properties in the next 90 days.   While the inventory for foreclosures / REO properties increases (there are 214 available today in Lawrenceville), there is a great new trend occurring, that make me believe we'll be coming out of the Atlanta version of the housing "crisis." The "F" word has enticed many buyers to look into this avenue.  I get requests daily to look at foreclosures.  Corporate, Bank owned, investor owned, REOs all can be filed under the Foreclosure name tag despite it being a bit of a misnomer.  Time will prove this out, but I for one, think that the foreclosure market is about to get interesting. The Atlanta area First Multiple Listing Service Market report for February finally posted today. Sales levels of Atlanta homes for sale dropped to 2,939 detached single family homes a decline of 38.8%, and Condos / Town homes sold 541 units or a decline 36.9% ***These numbers represent Atlanta homes sales for all counties in our MLS service area. ***  This represents all homes sold in the entire Metro Atlanta area in February 2008. This is a substantial drop in sales for Atlanta homes and since our Active home inventory in Atlanta is over 85000 again this is going to translate into lower home prices, and fewer sales. Last week, Atlanta witnessed a F2 tornado that left our beautiful downtown in shambles.
