The housing market is finally in recovery mode. The National Association of Realtors (NAR) reports existing home prices have been rising for 20 straight months and existing-home sales are at the highest pace since November 2009.  Home prices are seeing their strongest gains since 2006.  The combination of inventory shortages and increasing demand for new and existing homes has helped home values to rise up to the highest level in five years. Keep in mind that foreclosure sales, which sell at a discount are down. This has also helped boost home prices. Many of the underwater homes are not underwater anymore. Home sales in Viera's popular 55+ community Heritage Isle seem to be gaining steam as the warmer weather approaches with eleven residential properties going under contract since April 1, 2013 (only three weeks).But the landscape in Heritage Isle is changing.Of the fifteen newly contracted homes seven were listed at or below $200,000.  As of today there are fifteen active residential listings in Heritage Isle with the lowest priced unit at $211,000.Buyers hoping for a short sale or foreclosure in Heritage Isle will not be happy to hear 14 of 15 listings are standard sales.Since March 1, 2013 there have been thirteen closings in Heritage Isle with nine units selling for prices under $200,000.  The average selling price of the standard sales (non short sale, non foreclosure) was almost $18... 04/23/2013

Indigo Crossing in Viera, Florida–Market Update April 2013 The single family home market in Indigo Crossing at Viera has heated up since March 1, 2013 with three homes selling in March 2013. In addition to these closings there were seven single family homes in Indigo Crossing have gone under contract within the past thirty days. Currently there are five active listings in Indigo Crossing.  Listing prices range from $189,000 to $308,000.  All of these listings have been on the market for less than one month.  (Four of the homes are priced under $238,000.) It is hard to call Viera a neighborhood...it is really a group of dozens of small neighborhoods or sections that when all smashed together make up the Master Planned Communities of Viera East and Viera West. The population of the two together is approaching 20,000 residents. Each of the sections can have a very different feel but all the homes within any given section will fit within the HOA (home owner association) guidelines...so you never have to worry about buying the biggest home or most expensive home within the neighborhood...they all fit nicely together! Heritage Isle in Viera, Florida (Melbourne, Florida) – Homes for Sale in 2013 As of today there are 21 active listings in Viera’s premier gated 55+ community - Heritage Isle community. Of these properties for sale there are only two distressed properties – one short sale, one foreclosure.  There are five distressed properties under contract as well. The reduced distressed property inventory in Heritage Isle is consistent with the picture throughout Brevard County as the supply of short sales continues to fall. I have the question many times, does a Pool make that much difference? It always comes down to supply/demand.   In Brevard County, Florida, the Challenge these days is a lack of supply of existing inventory. Should I decorate for the Holidays? Should I decorate? One of the most asked questions when I meet with a potential home seller during holiday season. I’m not one to tell someone they should not decorate and get festive for the Holiday Season, however the key to staging the home must include being uncluttered. While I don’t do holiday staging, I will give examples of keeping the decorating to a minimum during selling.Sellers must remember, everyone has a different taste for their own decor, so neutral is best. We have many fine Pizza restaurants on the Space Coast (because of the large influx of residents from the East Coast) most of them produce really good thin sliced New York style pizza (my favorite).
