December Housing Numbers Reflect Solid Year-End Results and Positive Forecast for 2013 for Palm Beach County Florida and the Tequesta Housing market remains strong.   Year over year the median price of single-family homes increased 20.9 percent and townhouses-condos increased 34.4 percent in Palm Beach County.  Year-over-year closed sales of single-family homes are up 14.3 percent, pending sales are up 77.5 percent and inventory levels are down from an 8.7-month supply to a 5.9-month supply.Year-over-year foreclosed single-family home sales decreased 52.2 percent and the median sale price increased 24.8 percent. Absorption rate in Tequesta Down to 5 Month Low The northern Palm Beach County real estate market continues to be solid, especially for home sellers with lower priced properties. Under the $400,000 benchmark there remains a significant lack of well priced homes from which today’s buyers must choose. These metrics continue to push home prices higher throughout the region.   The Florida Association of Realtors reported last week that sales in Palm Beach County were up 22% in October when compared to sales figures from the previous year. Median sales prices were up 23% during the same period.
