Absorption Rate in Tequesta Moves Lower by 11%   The period between Thanksgiving and New Years always seems to be a bit quieter than others during the year. Holiday celebrations, time spent with family and friends, goal setting for the new year and other reflections do take away from the normal routines of our every day lives.   Home Inventory Level in Tequesta up 11% as of November 1st One week until we all hopefully take at least a couple days to spend with family and friends and give thanks for all we have been blessed with. Anyone who has owned real estate in south Florida is probably thankful as their property is in almost all cases worth more this year than it was in 2012.    In our last articles published back on November 10th we reported that absorption rates throughout the north county region had increased again mainly do to sales levels that continued to fall.   Absorption Rate in Tequesta Increases by 6.7%   There is no doubt that those of us who practice real estate are drawn by the constantly evolving market that keeps things interesting. Much like a physician we have “charts” that we can read to determine the health of the market. Over the past year these charts have shown for the most part a very healthy market with little reason for concern. Inventory levels shrank month over month while sales strengthened leading to prices rising for the first time in 7 years.   September Home Sales in Tequesta Down 32%    Father Time does keep marching on and it is so hard to believe that Friday we will be into November with Thanksgiving just around the corner. Already we see multitudes of our winter visitors and their cars arriving as the beaches, bars and restaurants are quickly filling up. Welcome back!   The real estate market has gone through changes since our visitors left us in May with limited well priced inventory continuing to be a problem for buyers. Interest rates have pulled back, the unemployment rate is back down to a 5 year low and our leaders in Washington have delayed any substantive talks to deal with our debt issue until after the first of the year.   Home Inventory Level in Tequesta down 4% as of October 1st Almost everywhere one looks we find stabilization in the local real estate markets. The steep declines in inventory levels have abated. Interest rates have dropped and moderated after the Fed announced their decision to continue the current level of quantitative easing. Even the median home price increases have leveled off and while the year over year numbers look great we are not seeing much movement in the month over month numbers.   However, almost everywhere, is not the same as everywhere and some concern should be shown for the significant drop is home sales and corresponding increase in the absorption rate we have seen over the past couple months. Home Inventory in Tequesta Unchanged as of September 1st Last month at this time we reported how inventory levels in the northern Palm Beach County had stabilized after months in a free fall that has brought us to the lowest level of available properties in over 7 years. While they had dropped it was ever so slight and I could not wait to dig into the numbers to see what has transpired since our last report.   Sales throughout the region remain strong with buyers still acting quickly on the best new well priced opportunities while over priced homes and those in poor condition or with location challenges tend to languish. Home Inventory in Tequesta Hits New Record Low With Palm Beach County schools starting up again next week it is still a little early to say that summer is over but we are getting close. No doubt it has been an interesting summer on the front lines of the local real estate market and the recovery continues to change on a daily basis. If you are a buyer shrinking inventory levels have made your task of finding a new home more difficult. Absorption rate in Tequesta Jumps 21%   It has been 13 days since we reported the latest real estate sales numbers in the northern Palm Beach County region and we are starting to see shrinking inventory affect sales. With 60% of our reporting municipalities showing slower sales and pending sales down across the board we have to ask ourselves is the market changing?    Are slowing sales only due to lack of well priced inventory for buyers to choose from or is demand weakening a bit; a little too early to tell. May Home Sales in Tequesta Drop by 26%   Single family home sales were all over the board in the north county region with towns like Jupiter having another record sales month while in the neighboring village of Tequesta sales dropped significantly for the second straight month to the lowest levels we have seen in four months. No doubt the limited inventory of well priced homes is affecting sales volume but overall it was another strong month in the local real estate market.   New home sales have been brisk and we must keep in mind that many sales in new home communities do not show up in our Multiple Listing Service. Absorption rate in Tequesta down to 7.15 months It has been another month since we updated our readers on the latest real estate absorption rates in the northern county region. Median prices for single family homes in Palm Beach County are up almost 30% compared to year ago numbers, sales are up almost 15% during that period and inventory is down almost 45%. Pending sales, those homes that are under contract, continue to climb and absorption rates continue to decline.
