Tarpon Springs Florida - April 2012 Market Report shows that there were 49 single family home closings during the month. They ranged from: $549,305 list price for a 4 bedroom 3 bath home that closed foor $530,000 to: $67,000 for a 3 bedroom, 2.5 bath short sale home that closed for $52,500. When we look at the sold price trend the last 6 months we see the prices are relatively stable.  In the category of townhomes, condos and villas there were 18 closings during April. They ranged from: $405,000 list price for a townhome that sold for full price to $37,900 for a small condo that sold for 35k. Reflecting on the last six months for townhomes, condos and villas in Tarpon Springs Florida we see that prices here have declined a little in the last couple of months. Rusty Bellies Restaurant in Tarpon Springs Florida was our destination yesterday. We had been out looking at homes from north of Hudson all the way back down to Tarpon Springs and were in need of food and drink. What better location than Rusty Bellies Restaurant? Located at the end of the Sponge Docks in Tarpon Springs, the restaurant has it's own boats that go out into the Gulf of Mexico and catch the fish, shrimp and other delicious seafood that they serve. Naturally, sitting outside overlooking the bayou was the way to go. The breeze was wonderful and the views breathtaking.    Activerain - Meet Up in Tarpon Springs FL   This afternoon I attended the 3rd Activerain meet up at Tarpon Turtle Restaurant in Tarpon Springs FL.   There were 11 attendees including my husband Andy who is not an Activerain member, however he took time off from work and accompanied me for the  meet up. Also Lorraine Carver from Charles Rutenberg Realty in Clearwater who read an Activerain blog post and wanted to find out more about Activerain as well as to promote her listing written at the back of her business card.   ActiveRain Meet Up in Tarpon Springs-Florida We met at Billy's Tarpon Turtle on Lake Tarpon; we had less show up than signed up but we had a great lunch and a good meeting. The weather was wonderful and we had fun!   We talked about ActiveRain, real estate, how to do stuff on Facebook, and we ate! ActiveRain Meet Up success today! We had our ActiveRain MeetUp in Tarpon Springs Florida at the Tarpon Turtle on beautiful Lake Tarpon. Although only half of the people came that had sent an RSVP that they would be there, it was still a lot of fun to see each other again. Kwee Huset was, as usual, the first to arrive and she came all the way from Venice! Today Kwee brought her hubby, Andy, along with her. Jeanne Gavish was next to arrive, then came Toni and Craig Weidman, Silvia Dukes, Fred Hernden and Katrina Madewell along with her mother-in-law. Tarpon Springs Florida Market Report for March 2012 shows what we have been saying for the last year: the time to buy is NOW! The price trend chart above is for single family homes from July 1, 2011 through March 31, 2012. This is why we have been telling clients that IF they are serious about purchasing, they need to do it. There are currently 264 single family homes on the market in Tarpon Springs, Florida, ranging in price from $4,250,000 to a low of $43,000. When we turn to townhomes, villas and condos, we find that there are currently 94 properties on the market, ranging in price from $525,000 down to $39,500. Anderson Park's dog park in Tarpon Springs Florida is a wonderful destination for your four legged friend! The dog park in A L Anderson Park on the west side of Lake Tarpon in beautiful Tarpon Springs Florida actually has fenced in area where dogs can run without a leash and enjoy the park with other four legged visitors! The park also offers dog showers to cool off and water fountains that are doggie height for your pet to have a drink! Naturally, you ARE expected to clean up after your pet! A Sunday Spent By the Water in Tarpon Springs-Florida and Pooka Bear's Birthday This has been a beautiful Sunday. We spent most of it by the water which always makes me feel good.   The weather was in the 70's with a great breeze. We enjoyed Art on the Bayou (pictures soon). And, then we went to Captain Jack's Tiki Bar also on the water for a birthday party for our good friend Pooka Bear. She's 8 today and looks great - Pooka is a Wheaten Terrier. Captain Jack's Tiki Bar is pet-friendly. Spring Bayou in Tarpon Springs Captain Jack's Tiki Bar with Pookah Bear Pooka Bear has been drinking lots of water to stay hydrated. Smart Pooka. Art on the Bayou is this Weekend March 31-April 1, 2012  at Craig Park in Tarpon Springs Known by most of us simply as Art on the Bayou, the 38th Annual Fine Arts Festival on the Bayou is this weekend. It’s a wonderful event with various artists exhibiting their art all around Spring Bayou. The setting is gorgeous with lots of trees, the bayou breezes, and all kinds of great things to look at and/or buy.  Tarpon Springs Florida - February 2012 Market Report Tarpon Springs Florida is a wonderful place to live, located directly on the Gulf Coast. Here, as in the rest of the Clearwater area, we are seeing a shift from a buyer's market to a seller's market! The inventory is declining and the amount of days listings remain on the market has decreased dramatically. In the category of single family homes we see just that when you look at these graphs. In February 2012 the number of single family homes that sold in Tarpon Springs Florida were 27. The median number of days on the market was only 46!   Antique Automobile Club of America - Richey Region held a very successful car show in Tarpon Springs - Florida   Held on March 3, 2012 the Autos for Autism Show had over 220 cars in the show which was located right down the main part of Tarpon Avenue in the historical area of Tarpon Springs. Cars were lined up in rows of two or three on the street.   I’ve put a quick slide show together to give you an idea of the scope of this show; it’s only a minute and a half long showing some of the cars. It’s just to show you what folks can do when they come together for a great cause.
