I guess we all know the answer to that one by now:  Nothing!  There's nothing "short" about a short sale--ask me, as a person of diminutive height, I can tell you that short sales are nothing about shortness!  So, where from did this term derive, anyway? Well, put simply, the real estate market is just like any other market--and selling short is market terminology.  When you sell a stock short, you are actually purchasing under the assumption that the future price of the stock will fall.  When you sell a property short, you are asking to purchase a property which has an existing lien currently worth more than the property in the current market. A recent question on Trulia asked:   I am in the latter stages of a short sale. The listing has been as a 'active contingent short sale'. One da...

Qualify for $15,000 To Purchase a Home in Tarpon Springs, FL  It is now time to purchase a home!  However, the average American does not have the savings to make the minimum required down payment.  So, where do they turn to?  They must turn to local or state agencies for assistance.  With the down turn in the economy, down payment assistance funds are becoming harder to find, either because the agencies are running out of funds or their rules have changed based on the Housing Stabilization Act passed by the US Government.  But there is a beacon of light available.  I'm excited to announce that I've recently been approved to participate in "Making Pinellas Home".  This program will lend up to $15,000 towards your down payment and closing costs.  "Making Pinellas Home" is funded by the Ho...

I have had some recent experiences that have inspired me to write a blog about, "The truth about short sales". This is NOT a class, and I am a licensed Realtor, but NOT a Short Sale Certified Specialist. This is basically an ABC's for Buyers and Sellers. This is also based on MY experience and professional opinion. I will cover Sellers first, because then Buyers will understand the process a little better. What is a Short Sale? Basic definition is a Short Sale is when a home is being sold "short" of the liens and mortgages that is owed on it. SELLERS: When entertaining the idea of selling your home as a Short Sale, Pahleeeeze...speak with a few Realtors (preferrably a Realtor that is a Certified Short Sale Specialist). Make sure they KNOW what they are talking about. Some clues...If t...

Today it rained and poured in Tampa Bay which I LOVE. I love how the rain falls and feeds the plants. It also helps my raised vegetable beds :) The Tampa Bay area is great for gardeners. It is also well-known for its sponge docks in Tarpon Springs. Well today my husband and I went to the Hospice of the Florida Suncoast Thrift Store in Tarpon Springs then we ate at Mama Maria's in downtown Tarpon Springs which has amazing Greek food. I took this picture with my Blackberry:   It is located at 503 Alternate 19 North (aka "Pinellas Avenue") which is parallel to US Highway 19) near the sponge docks in Tarpon Springs.   We ordered their grouper sandwich which looked like this:       The Original Mama Maria's is one of my favorite Greek restaurants in Tarpon Springs.
