Tarpon Springs Florida Market Report - October 2011   There were 30 single family homes that closed during October 2011. On the high end we find a 4 bedroom 4 bath 4741 sq ft pool home in the gated community of Grey Oaks. This beautiful Rutenberg custom home is on over a half acre of land and was listed for $719,000. On the market for 136 days, this breathtaking home sold for $689,500. The least expensive single family home to close during October was a 3 bedroom 2 bath 1512 sq ft short sale in Lake View Villas. Listed at $59,000, this home was on the market for 478 days before the bank closed this short sale for 50k. Tarpon Springs Florida Market Report for September 2011 is as follows: There were 39 single family homes that closed during the month of September 2011. The most expensive was a 4 bedroom, 4.5 bath Mediterranean estate on almost a full acre of waterfront land right on the Gulf of Mexico. This Seabreeze Drive pool home was listed for $1,345,000 and sold after 218 days on the market for $1,175,000. The least expensive single family home to close in September was a fixer-upper 2 bedroom, 1 bath Lake Butler Villas home with 784 sq ft. Tarpon Springs Florida Market Report for July 2011 is as follows: There were 32 Single Family Homes sold which ranged from a 4 bedroom, 5.5 bath home at 2025 Harbour Watch Circle in Point Alexis North that was listed for $1,395,000. This 4945 sq ft home sold after 204 days on the market for $1,320,000. On the other end of that spectrum was a 3 bedroom 2 bath home with 1486 sq ft that was listed for $41,500 and sold after 136 days on the market for $39,500. On average, single family homes that closed in July 2011 were on the market for 181 days. When we look at townhomes, villas and condos we find 5 closings during July. Tarpon Springs Florida was the site of our final walk-through today before we headed to the closing table.
