If anyone of you have been following this project, you are aware that it has not been a smooth progression.  Trump Tower Tampa, the 52-story riverfront project located at 111 S. As it usually does this time of year, the number of homes for sale in Tampa is on the rise. However, the difference between the number of homes on the market, and the number of homes under contract continues to swell as well. Many homes are being listed for sale currently as we begin to enter the busy spring and summer seasons in which home buyers are more active. The chart above clearly shows the trend of increasing supply (listings) and the trend of demand (pendings) remaining relatively flat. Yesterday the Hillsborough County Commission unanimously passed a spending cap on "some" spending at the county level.  Had this been passed last year it could have reduced property taxes on a $200,000. homesteaded home by about $143.00.  The adjustable  cap will only pertain to the general fund budget and water and sewer services will not be included in the cap.Clearly motivated by taxpayer reactions to last year's tax bills, the commission took this unprecedented step knowing that work is underway at the state level to provide relief too.  Governor Crist has "fired" the property Tax Reform Committee formed by former Governor Bush in light of the fact that the committee was not planning on presenting its findings until December of this year.  Crist is proposing a doubling of the tax ex...

I'm a simple sort.  Born and raised in the South, I typically look at things in a black-and-white sort of perspective.  So, when I make the following observation, please regard it as having been colored by my simplicity (I'm not trying to be profound):You can't swing a dead cat in New Tampa without hitting 47 yuppie, starbucks drinking, SUV driving young couples looking for a dirt-cheap single family home.Not that it constitutes a problem for me.  I'll sell them all day long.  Commission is commission, right?  The problem for me lies in the fact that those communities are so much in demand that we are willing to cast aside our best judgement to approve the building of more and more of them.  Pasco County is approving new development at a pace that will surely result in nothing less than...

Are Waterfront Lots in Tampa a good investment? What a great time to be a buyer. Waterfront lots in the Tampa Bay area are priced aggresively and owners want to sell. Think about purchasing your lot now and holding on to it until you are ready to build your dream home. It's like having an investment in your back pocket. A nest egg for retirement. Like most sales cycles prices go up and they come down. Buy low, sell high is what they say. I just took a listing for a Waterfront 1/2 acre lot on the Hillsborough River last week. It's listed for 400K. When things were hot, the same lot could have sold for 550-600K. Holding on to Waterfront property is the way to go.
