Available homes for sale in Hernando County, Florida have been at consistently low levels over the last few years. Currently, there are just over 1000 residential homes on the market in Hernando County.  This number includes single family homes as well as manufactured homes. Also drastically reduced in recent years is the number of distressed properties on the market such as foreclosure or short sale properties. It is the time of the year again where you'll find bell ringers for the Salvation Army standing in front of stores and businesses. But did you know that many of the bell ringers are not necessarily members of the Salvation Army but volunteers from other organizations and in fact, all walks of life?For a several years now, the members of my Rotary Club, the Rotary Club of Spring Hill, have participated in the annual bell ringing. Usually, we take two days and split them into several shifts that are covered by a team of Rotarians. Today my inspiration comes from nature and the outdoors.  It's a bit of a cloudy day today - in fact, we are supposed to get a rainy Thanksgiving Day.  The clouds are keeping it nice and mild though. I took a quick break from working and stepped outside for a some fresh air when I noticed that some of the flowers are still blooming away. Just then, a butterfly came sailing along, visiting one bloom after another in search of some sweet nectar. I watched him for a while before returning to my daytime routine, thankful for the pleasant interruption and for blooms and butterflies in November!   This is an entry in the Active Rain Challenge 12 Days of Thanksgiving 2017

Hernando County honored its Veterans this year with numerous events throughout the County. Starting out the many festivities throughout the County with a patriotic ceremony  was Notre Dame Catholic School with their Field of Honor celebration. The school's students participated in the event by presenting about their favorite Veterans, reading from their essays about the meaning of the flag, the singing of patriotic songs,  and finally a flag folding ceremony. The annual Veteran's parade in Brooksville, Florida, drew a nice crowd that watched Veterans, members of the High School ROTC programs, elected County and City officials, the Fire and Sheriff Departmens,  and numerous other community organizations. At the community center of the High Point Community, the dedication of a Veterans Me...

When taking photos, mirrors can present a real challenge.  While mirrors can be found in just about any room, it's in the small spaces like baths and hall ways where it gets tricky to get a good photo of the room. How often have we seen listing photos where mirrors reflected people or even just a hand with a camera sticking around a door frame. To avoid those unwanted effects, I take numerous photos of these spaces from different angles. If possible, I use my favorite strategy and photograph the mirror with the reflection of the opposite wall or space.Like in the photo below, it's a way to present a smaller space within one image. Real Estate Photography - Main Listing Photos First impressions count when selecting the main listing photos in the marketing of any home for sale.  Our multiple listing service requires a view of the front of the home as the first photo that prospective buyers will see. In this example, the home was photographed from the street with a zoom lens to cut out most of the driveway. Real Estate Photography - Interiors Just as an appealing exterior photo will peak a prospective buyers interest, good interior photos will keep and strenghten their desire so that they will want to make an actual showing appointment to see the home in person. 'There are a few things I consider when taking interior photos. Summer Gardening in FloridaPeople who move to Florida from northern parts of the country find that they have to adjust to the different growing conditions when they are thinking about planting flowers or a vegetable garden. Typically late winter/early Spring and Fall are the best times to plant most vegetables because of the cooler temperatures. Summer heat poses a real challenge to growing things and Florida gardeners are often just happy when they can keep their plants alive during the hottest summer months. That is definitely true for the few plants I have currently growing. Let's Get Real - Writing Offers Correctly the First Time First impressions matter and that is true when making offers as well.  One of my pet peeves is receiving offers written incorrectly or sloppily. Even though offer often do get changed in the negotiation process, the appearance and accuracy of the initial offer does transfer some expectations to the sellers of how a transaction will transpire should the offer be accepted and raise questions about the competency of the cooperating agent and even the diligence on the part of the buyer to follow through on the terms of the contract. Naturally, as a REALTOR® who works with many sellers, many offers cross my desk.  This question comes up pretty often, A Veteran is seeking to purchase a home with a VA Mortgage and wants to add his girlfriend to the loan or vise versa. Maybe they are engaged and not married yet, sometimes the plans for the wedding are for a date that will come after the purchase of the first home. More often than not we hear lenders telling a Veteran that it is not possible to add a non married non veteran co-borrower to a VA Mortgage and that they must get married in order for them to both be on the loan.  There's many myths about VA Mortgages and Veteran buyers that we need to dispell out there. Veteran home buyers are some the best borrowers out there and historically VA Mortgages perform better than just about any other home loan out there.
