I am so frustrated to be forced to use Title Companies out of the County where the Property is located.  This is how all foreclosures and REOs are being handled in our area and it is wrong.  We don't have a relationship with these title companies, cannot walk in and take them originals, and cannot speak to them face to face when closings are going all wrong.  It is so frustrating.  My local title companies are responsive and I do business with them because of their customer service skills or I am friends with them from the Chamber of Commerce, etc.  If I have a cash buyer and want to close tomorrow, they can make it happen.  All of the bank's title companies are located out of area and have been a nightmare to deal with.  They are overworked and show little respect for the Realtors they... 10/01/2010

Just a glorious day today with temperatures in the high 60s this morning and warming up to 82 this afternoon.  October is my favorite time of the year at the beach.  Just absolutely beautiful here.  Butterflys are migrating on their way to Mexico and arrive in our area about this time yearly.  All of my doors and windows are open with a delightful breeze coming through the office this morning.  I can't imagine anyone wanting to live somewhere other than here. Three months can make a big difference in a market place.  Three Months Ago... Chase approved the short sale for this Driftwood Estates home in Santa Rosa Beach Florida.  The sale price at the time was $230,000.  But oops- the buyer's lender only appraised the home for $220,000.  The buyer could not get a loan for $230,000. Despite providing Chase with the buyer's appraisal, they refused to lower their approval amount to $220,000. They were stuck on the value and would not look at the big picture. The buyer walked.Fast forward three months later.  The Driftwood Estates home was gradually reduced in price to $189,900, as the market dropped considerably in Santa Rosa Beach Florida.  There was an oil spill.  There was an oversupply of homes.
