Blue Springs State Park in Orange City, Florida is neighbor to DeBary and Sanford, Florida and Sylvan Lake. It is an easy drive from either area and there are trails and wildlife and springs.  There is a manatee on the park entrance sign. There is lush tropical foliage as shown here that is not as common anymore.  The road to the State Park is paved and smooth for easy bicycle riding, running or walking.  Some of the dwellers have horses and many acres of land.  There is also Valentine Park to enjoy a few sports.  This is a beautiful, serene hidaway where one can get exercise, bird watch, or enjoy nature and get some R & R. Even Dophins Need Sleep  Even dophins need sleep, they shut off half their brain to sleep.  This allows them to be aware of enemies like sharks.  Then. they play dead because sharks only like fresh meat.  Most dolphins only live 20 years so be glad you are human! If you live in Sanford, Florida you can easily travel to see dophins and even swim with them in Orlando.  It is only 20-30 minutes depending on the traffic. Enjoy the dophins while they are still here and not endangered!

The City of Sanford will be holding a public hearing on Thursday, February 26th, from 7:00pm until 9:00pm at the Sanford City Hall building to hear from citizens and organizations about proposed changes to the City's code. Should the proposed ordinace changes be approved, it could cost homeowners and commerical property owners thousands of dollars. A detailed summary of the proposed changes can be found here. Tonight at 7pm the City of Sanford will hold a first reading and initial vote for a whole slew of new ordinances that will affect ALL property owners in Sanford AND EVERYWHERE ELSE IN FLORIDA! What we've seen in the past is that when one city passes things like this, other cities just follow (like lemmings!)  In fact, Sanford's is based partly on one enacted in Palm Coast in Flagler County. Here are a few of the things they are proposing: 1.  Install the 2006 International Housing Maintenance Code.  This will affect ALL homeowners, not just investors.  All homeowners will need to bring their homes up to 2006 codes, and they are NOT proposing any kind of a "grandfather clause" if you have an older home.  This will cause many homeowners to "walk away" because they don't have the money to ...

This is a story of a Sanford area Short Sale that went arye. I have been working with a great couple. They are newly weds and newly expecting. This couple found their dream home in downtown Sanford historic district. A stunning 3 story home full of charm and history built in 1901. At the time the list price was $165,000 and had been on the market almost a year. It needs work but has huge potential. Buyer's just because the house is listed at one price and you offer full price this means absolutely nothing. The bank did not set the price and rarely ever do in the short sale process. This post is an update of a similar blog post I wrote a couple of weeks ago. The City of Sanford is strongly considering putting some major cumbersome burdens on property owners.  Some of the proposals include new stringent property codes, registration of all rental properties, designating a local resident as an agent for out of town owners, new rental property business taxes, registration of all vacant and foreclosure properties, and new code enforcement fines and penalties.  Not pretty stuff.    And all this is on the table at a time when the economy is already in trouble, and the Central Florida real estate market is hurting badly.  What the heck why not throw even more burdens on the backs of struggling property owners??? Sanford is having a public hearing to address these proposals...

Sanford is the latest city in Central Florida to propose this.  The Cities of Deltona and Belle Isle passed similar ordinances in 2008.        Here is a link to the Sanford City Commission hearing info - it is listed on page 3 as ordinance # 4154.  The info on this page doesn't go into detail. But typically these type of proposals require that the property owner have a person located in the county designated as the "local representative" which means that a property owner that lives outside the county may have to hire a property manager - good thing for us Realtors(R), but just another burden on already struggling landlords.  Then they typically require an annual fee just like an occupational license.  Sometimes this fee is required every time a new lease agreement is signed.  Sometimes ...
