What exactly is a "Snow Bird?"  It used to be a gray haired, experienced but now retired migratory person who is from "somewhere else" but resides in Florida from November to May.    Snow Birds are indigenous to Florida. Build or Buy?   Back in May 2010  Homes in Bay Lake Ranch that were short sales commanded $200,000 or more.  Lots conversely could be had for under $50,000.  So the question arose would it be better to buy and refurbish an existing home in Short Sale or Purchase the Land, and build a brand new holiday home.  In May 2010 it was about even.   In the time it took to complete the brand new home, in Bay Lake Ranch, the market had shifted. Lenders Don't Wear Rose Colored Glasses.  You may love the property, can easily see the potential, know it needs a little work, but want it anyway.  You may love the location, style, and possibilities it has going for it.  The lender who is financing your purchase may not see it the same way.  Recently, a buyer will excellent credit attempted to purchase a low end home, they intended to work on for a year before living in.  The loan mount was $40,000.  Her credit was great, she had twenty percent down, and was able to pay her own closing costs.  Sounds like a piece of cake right? WILL IT TAKE AN ACT OF CONGRESS TO SHORTEN THE TIME FRAMES LENDERS MUST ABIDE BY? Apparently. it will. JUST SOLD- WHEN YOU HAVE JUST HAD THE LOWEST SALE IN THE NEIGHBORHOOD SHOULD THE NEIGHBORS BE IMPRESSED ?  As an active Broker, and Realtor®  in Bay Lake Ranch, St. Cloud Florida, we have always impressed upon agents the importance of using a mail push to promote a recent sale.  However, I believe there is an exception to that rule.  If you have just achieved the lowest sale in the neighborhood should the neighbors be impressed?   I cannot speak for other areas, but here in my market, the answer is a resounding NO.  Home values have taken hits everywhere. I hope you and your families all have a wonderful and safe holiday weekend! What are your plans for the weekend? We are having a BBQ tomorrow and family day on Sunday. Monday is going to be spent doing some fall cleaning, catching up on personal emails and knowing me probably working in between! What is your favorite Labor Day memory/tradition? I used to love going to the lake as a kid - boating, fishing, swimming if the weather was nice. Camping out and just enjoying time with the family.
