Port Orange Real Estate & Community Events Blog. By Lisa C. Hill, "THE SMART CHOICE!" If you're a resident of Port Orange, we have several important dates to mark on our calendars in the upcoming weeks. To keep anyone from getting overwhelmed, I'm going to break up the information a little bit. For this blog post, I'm going to focus on everyone who loves to play at the All Children's Park on Spruce Creek Rd, near Central Park Blvd., in Port Orange. It's hard to believe, but All Children's Park is now twenty years old! Obviously, over the course of twenty years, the playground equipment has become weathered and worn. The good news is, two large financial grants were obtained to help renovate the park. So, over the next two to three months, $167,000+ will be spent on the renovati...

Port Orange Real Estate & Local Happenings. By Lisa Hill, Port Orange REALTOR® As a Port Orange home owner and REALTOR®, I frequently buy closing gifts for my clients after a real estate closing. Depending on the clients and their personal tastes, I give gifts from several different stores and restaurants. But one of my favorite stores, both for gift-giving and for my own indulgences, is Halstons' Fine Jewelry & Gifts. Halstons' has been around for as long as I can remember. I had a piece of custom jewelry made by the jeweler there, over 20 years ago. Since then, I've had gem stones replaced, necklaces repaired, and I've purchased many gifts there. One of my favorite indulgences for myself, and for clients with distinctive tastes, is a Lampe Berger lamp and a fabulous parfum...

Port Orange Real Estate Blog. Information and Reports by Lisa Hill, "THE SMART CHOICE!" I'm a few days early to be starting the first quarter real estate reports for Volusia County for 2009, but due to the improving market in most Volusia County cities, I wanted to go ahead and get started with the Port Orange real estate statistics. Being that a large portion of my real estate sales are listed and sold in Port Orange, I decided to start there, for my 1st Quarter Listings and Sales Review for 2009. And I've tried a different method of calculating the data this time. The first chart provides greater detail, and a better overview of the Port Orange real estate market. This report is for single family houses in Port Orange, in order for interested Port Orange real estate buyers a...

The latest housing data indicate home prices may be stabilizing, although butterflies over the economy could keep many potential homebuyers on the sidelines. By MarketWatch Home prices are closer to stabilizing today than at any time in the past nine years. Based on the latest data, median selling prices for new and existing homes combined now equal 2.9 times median household incomes, nationwide. This is exactly the ratio that prevailed during the halcyon days of the 1980s, when sales and construction of housing were booming. Three years ago, just before the housing bubble burst, this ratio was 4.5 times incomes. Add in the fact that interest rates are much lower today than they were two decades ago and housing is even more affordable. True, obtaining a home mortgage is tougher these da...

There's been so much confusion about the First-Time Home Buyer Tax Credit so I thought I would copy the material I found on REALTOR.org to add some clerfication as to what the most modification means to First Time Home Buyers. The homebuyer tax credit is one of 10 key provisions of the American Recovery and Reinvestment Act signed by President Obama into law on Feb. 17, 2009. The bill provides for a $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009.  The credit does not require repayment.  Most of the mechanics of the credit will be the same as under the 2008 rules:  the credit will be claimed on a tax return to reduce the purchaser's income tax liability.  If any credit a...

Port Orange Real Estate Blog. MLS Listings and Sales by Lisa C. Hill, "THE SMART CHOICE!" Yesterday I posted a blog about my new listing for sale in Port Orange FL. This is a brand new listing for me. But it's not the first time I've blogged about this house, or the owner. I originally met this seller back in September of 2008 when he asked me to do a Market Analysis (CMA) on his house. You see, this house is so unique that it's hard to determine an asking price So I posted a blog titled "How Would You Sell This House?". And because of some fantastic changes that had been made to this house when it was built (that were not completely in-line with the Codes for Port Orange and his neighborhood), he was not allowing his then-current REALTOR®, or any REALTOR® who got the listing, to adver...

Port Orange Real Estate & Community Events Blog. By Lisa C. Hill, "THE SMART CHOICE!" Earlier this week I wrote a post to my real estate blogs, about the Community of Countryside in Port Orange, FL. This is not the first time I've blogged about this beautiful community. I may be a bit partial to it, since it's my home neighborhood. I live in The Hunt Club in Countryside. The Hunt Club is just one of several communities within the greater community of Countryside. And the fabulous Port Orange location is as convenient as it gets. To learn more about the master community of Countryside, or some of the smaller communities within, just follow the links within this post, and keep clicking from there.  Countryside, The Hunt Club, Steeplechase, The Meadows, The Villas, and the other interior ...

Port Orange Real Estate & Community Events Blog. By Lisa C. Hill, "THE SMART CHOICE!" Good news for Port Orange residents... and residents of the Countryside Community. As many of you know, I'm a lifetime resident of Daytona Beach, and I've lived in The Hunt Club in Countryside for the last 10 years. My husband has been on the Board of our Home Owner's Association (HOA) for the last few years... I've lost count of exactly how many. Don't tell him I'm giving him too much praise. We wouldn't want him to let this go to his head =P but he does a really good job  =)  If you've ever served on an HOA Board, you probably know it can be a thankless position. But he lets the pettiness and silly complaints just roll off his back, while doing a great job with the real problems. To be honest, he ha...

Real Estate & Port Orange Community Events blog. By Lisa C. Hill, "THE SMART CHOICE!" I was shocked when I recently read an article in our local newspaper, indicating that due to the economy, people are being forced to give up their pets. Of all the things I've heard about this horrible economy, this has to be one of the most depressing. I'm going to share something that recently happened with one of our pets. But make sure you read all the way to the bottom for a FREE way, yes I said a FREE way to help the pets that have lost their homes! Just last week, one of my cats came within hours of dying. I won't go into details, but suffice it to say, after one night in the animal hospital, and the next 4 days and nights at the veterinarian's office, the bill was very high. So high that since...

Some time ago I wrote a blog Meeting a Russian Artist. Right Here in Port Orange  about a fascinating guy, who is an artist. Well, a real artist.  He has graduated from a college of fine arts, and then got his Masters from a prestigious Russian art school in St. Petersburg, Russia. He's been a Port Orange resident for several years now, absolutely legal (so all my AR friends can sleep tonight -LOL). I took the top photo, but I did not have a nice head shot, so I called Yuri and asked that sends me one. He sent two and told me to choose the one I liked. But I like them both. They are so much about him, his different "selves" (and a bunch of other "selves", that have escaped the film -yet). Anyway, a few weeks ago he got an invitation to participate in an art contest. A pretty prosaic on...

The sound you hear is the thawing of credit markets. While I am not here to suggest that economy is going to ROARING BACK anytime soon, we did witness a very positive step today. Many investors had justifiable concerns as to whether the Lehman default swaps would settle properly, and thus we saw a pull back in the financial sector of the market today. The swaps settled without incident and economists were able to exhale in relief. I would anticipate an uptick on Wednesday as this fear will have been removed. I read a great article on this and put the link below. Lehmans Massive Debt Swaps Settle Smoothly Now that related institutions know that there is no longer a risk of Lehman debt appearing, more cash can be reallocated from reserve accounts, and moved toward acquisitions as well as ...

I have just completed another futile attemptin my Port Orange office to help a homeowner that is in desperate need of a bailout from the government Hope 4 Homeowners Plan. This is the plan that started on October 1, 2008 to help homeowners that are in danger of losing their homes. The plan was designed to help stay in their homes, avoid foreclosures, and to bring stability to home prices. I am doing everything I can to learn the path to success that is hidden beneath an unforgiving field filled with financial land mines. FHA H4H Wesbite Three weeks into the launching of this plan, we find that the website designed to help us navigate the tricky waters of this plan is in a state of constant change. The approved lender list is not easily found, similar to one of those "Where's Waldo" game...
