Foreclosure homes are still plentiful across the nation. While there are still many more to be made available in the months ahead, there are some signs that banks may be willing to work harder to approve the short sales that are currently in progress. Much of the logjam in the process has been due to complex systems and guidelines that are currently in place for approvals. Much progress has been made to simplify the process, and combined with increases in staffing to facilitate the high volume of cases being reviewed, there are reasons for increased optimism.   According  to Florida Association of Realtor Media site, for September of 2009, sales in the Daytona Beach area were up by 43% and prices had fallen 18% compared to the previous year. This is median sales price. I handle many bank owned properties and the banks want to know market trends, not just for their listings, but for the market in general. Research like this is more accurate than what you see on the news or on the internet regarding large trends. I just posted a new listing on Sugar House Drive in Sugar Forest.  This is such an interesting name for a community, but I couldn't find any information on why it was named that - maybe an old sugar cane plantation?  Anyway, Sugar Forest offers single family houses, duplexes, and triplexes. There are no HOA fees.   Sugar Forest is loaded with natural beauty and the streets are lined with mature oak trees. The homes are older, but most have great pride of ownership.  The community is in an area that's an easy commute to Port Orange, South Daytona and Daytona Beach.  Plus, the beachside is about 10-15 minutes away.
