Looking at the market year over year, the same time frame from January 1, 2013 to August 1, 2013 compared to January 1, 2014 to August 1, 2014, there is a rising trend in pricing.  Currently there are a total of 1087 single family homes on the market in Ponte Vedra Beach with 112 of them under contingency contract and another 211 pending closing. That leaves a total of 975 available listings.   For Condominiums there are 125 for sale with 13 under contingency contracts and another 27 pending closing.  That leaves 112 condos available to purchase. The current single family home median price sold for the area is $392.552 YTD ending 8/1/2014.  The Average sales price is $509,288. For those of us who live here in the Jacksonville, FL/Ponte Vedra/St. Augustine area, we know when The Player's Championship is coming - since the event moved from March a number of years ago, it's always the second weekend in May - which makes for an interesting Mother's Day every few years. This is an incredible event - representatives from The Player's Championship spoke at our Chamber luncheon yesterday, and I learned a few things I had not known before. For example, the television broadcast reaches into 850 million households all over the globe. If you have not been, I encourage you to get tickets, or volunteer so you can experience it firsthand. I know we are running into this more frequently these days, as more homeowners have rented out the past few  years, and with the increased market activity, now they are selling. This particular tenant was very accommodating, he merely asked that I text him when showings were scheduled. I know he works in the restaurant industry, so no showings before 11am was a request, and not difficult to handle. Everyone was working towards the closing date: the sellers were being incredibly pro active, with the upcoming FEMA flood rules changing, they managed to help the buyers "keep" the same flood coverage, and get the docs done early so as to prevent any lapse in coverage. The Player's Championship, Ponte Vedra Beach, 5/6-5/12/13 We've got some great weather here in Ponte Vedra Beach for all the golfers and fans this week - chamber of commerce type weather. If you are heading out to The Player's Championship in Ponte Vedra Beach this weekend, keep in mind there were record crowds out there yesterday, and with boht Tiger & Sergio high up on the leaderboard, you can expect the same today & tomorrow. The general parking lot was filled to capacity yesterday and closed at 1:30pm. As of now, without a general parking pass, you will not be able to pay and park at the general parking lot, so plan for that in advance. The Player's Championship in Pone Vedra Beach 5/6-5/12/13 Our annual TPC golf tournament is under way: we had the practice rounds earlier this week, and then the tournament started on 5/9 after the practice rounds. We had about 10 inches of rain last weekend (thank goodness that was not TPC weekend), and I've heard the course looks great. It's alway a wild time here during The Player's Championship: we have more trafic which makes simple things more of a challenge; we have a blimp hovering over us; and we have our tickets to go to TPC, it's just a question of what day you are going (I'm going out Sunday). The Players Championship, Ponte Vedra Beach, FL 5/6-5/12/13 It's Players time again here in Northeast Florida, and that means a week of golf, golfers, fans, traffic, and parking woes. If you live here, chances are good you've been to The Players Championship in Ponte Vedra Beach at least once, and experienced traffic at least once. You're lucky if you live here, because chances are also good you know the back roads, have a friend who lives in Sawgrass, and let's you park at their house, or you can bike to the course.     The Players Championship in Ponte Vedra Beach, FL is a wonderful annual event that will be celebrating it's 40th anniversary this year.  Nicknamed the TPC locally (and somewhat to the chagrin of Tour officials), the TPC brings in top golfers from all over the world. Some of the best golf is watching the practice rounds, when the course isn't stuffed full of fans, and you can bring a camera with you. Once the official tournament starts, cameras are banned, but we can bring our cell phones, and there are cell phone tents where you can call, or check your messages.  Several years ago the course was repurposed to enhance the fan side: areas that were naturally cool were converted from their prior use to a fabulous collection of lunch spots with big screens so fans can sit for a minute, ...

If you have ever visited our area, Jacksonville, FL, you know we are a LARGE area, 853 square miles to be exact. And, that does not include any other county than Duval.  The Jacksonville Chamber of Commerce merged with the Beaches Chamber of Commerce years ago. Our local Realtor Board merged with 4 other associations over the years to become the Northeast Florida Association of Realtors, and the merger really helps service the members more efficiently. I love reading about recyling, so this naturally caught my eye: oyster shelly recycling! I've seen my friends on Nantucket reuse clam shells by running them through the dishwasher for more clams casino, but this is a slightly different type of recycling. This project can help protect our beaches from erosion, safeguard archaeological sites, and keep those shells from the garbage dump. How cool! Our local Sawgrass Publix is finally closing for a major remodel.  This location, near to the famous Sawgrass TPC is well supported by the local area, which means all those shoppers will have to find an alternate grocery store for the next 18 months.  There are several other Publix stores in the area:  CR 210 at the roundabout  Marsh Landing store in Jacksonville Beach Beach Boulevard at 4th Street There is also a Fresh Market in the area, at 80 A1A North in Ponte Vedra Beach as an another option. Winn Dixie has a store at A1A & Solana as well, for yet another option.  I have never had to "relocate" my shopping due to a grocery store renovation, so I can only imagine how out of sorts these shoppers will be, as well as how busy the other stores will be during this time. North Ponte Vedra Beach, FL and South Ponte Vedra Statistics.   North Ponte Vedra Beach, FL is south of Jacksonville Beach and North of St. Augustine, FL and South Ponte Vedra, FL. Sales prices have declined over last October according to the Northeast Florida Association of Realtors®. Prices last October averaged $662,500 to a much lower average of $436,000 this year. This is a 34.2 decrease.   There was a decrease in homes available in North Ponte Vedra Beach, FL this year coming in at 92 over last year's 142 homes available. Days on the market was much lower, though by 44.5% from 251 down to 139 in 2012. Since I still have the Cannondale for test riding, I decided to ride from my area to Micklers Landing, a nice 20 mile loop this morning. You would, at first glance, consider Jacksonville to not be very cyclist friendly, and the city is indeed working on that; I prefer to stick with either roads that have nice wide bike lanes (usually the newer or more recently improved roads), or, my beach routes where you have lower levels of automobiles, and you share the road with other cyclists, runners, etc. Today, I took a route to to Ponte Vedra Boulevard, and that is a wonderful ride. First, the speed limit is 25 MPH for most of the road. Second, the drivers are aware that cyclists use this road, especially on Saturday and Sunday mornings.
