On April 4, 2012 my listing closed escrow at 3993 Cypress Reach Dr # 202, Pompano Beach, FL in the Cypress Reach community at Palm Aire Country Club. It was originally listed for $124,900 and closed for $116,000 in 53 days. Along the way there was one minor price adjustment to $120,000.  The unit was a 2/2 with a screened in balcony with views of water and the golf course. The Cypress Reach section of Palm Aire is gated and one of the few associations in Palm Aire C. C. that allows pets. Other recent sales in Cypress Reach closed between $97,000 and $120,000. There were 22 condo sales in Palm Aire Country Club during the month of October 2011.  Prices ranged from $41,000 to $239,500. The median sales price was $98,000. 19 of the 22 sales were cash sales. 2 of the sales were foreclosures and 5 were short sales. Currently there are 160 active listings in Palm Aire which is the lowest inventory in a long, long time. 41 of those listings are new in October. 5 of the listings are foreclosures and 15 are short sales. Today I will detail The Parliament House which is located at 405 N. Ocean Blvd, Pompano Beach, FL.  Parliament House was built in 1971 and is located on the on A1A just North of Atlantic Blvd.  The building has 432 units on 19 floors. There is security guard at the front door 24 hours a day. The common areas feature a large lobby, an outdoor pool with a tiki hut, and a fitness room. There were 21 condo sales in the Cypress Bend Community of Pompano Beach, FL during the 3rd quarter of 2011. The prices ranged from a low of $41,000 to a high of $113,000. The median price was $70,000. The average days on the market was 75 days.  14 of the sales were for cash and 3 were financed. Seven of the sales were foreclosure listings and four were short sales. There are 24 units currently active with prices ranging from $41,900 to $175,000. Two of those active listings are foreclosures and seven are short sales. Prices ranged from $46,000 to $1,050,00 with the median sales price at $240,000. 7 of the 26 sales were cash sales. 2 of the sales were forclosures and 2 were short sales. The city is holding a contractors forum from 9 to 10:30 a.m. this Tuesday at Pompano City Hall in order to get comments on ways to improve its permit process. The forum follows one held last year and is open to residents, contractors, developers, business owners and builders. Over the past half year, officials with development services have been working to implement recommendations from the previous forum, so here is your chance to be heard if you are in the industry or have something to say.

Along with the new 7 million dollar regional library underway near Pompano City Hall on Atlantic Boulevard, the city may be planning on building a 300 to 600 seat theater and cultural arts center. Vice Mayor George Brummer stated that a complex such as this could stimulate redevelopment in the area. Plans are underway to see if the city and the county will allow the theater and I will be sure to update you once they have.
