The Palm Aire Marketplace in Pompano Beach has been sold for $20 million. The property, which was sold by DRA Advisors to a two groups out of New York: Nightingale Properties and Carlton Associates. The 140,000-square-foot retail center is anchored by a Winn-Dixie and a CVS pharmacy. The buyers reportedly received $16.1 million in financing from Five Mile Capital at a 4.64 percent rate and an 8.5 percent cap rate. Palm Aire is located at 299 South Powerline Road in Pompano Beach. Headlining the deal were Marcus & Millichap’s Drew Kristol and Kirk Olson, both of whom are vice presidents for investments at the firm’s Miami office, along with Lori Schneider, a senior vice president for investments in the firm’s Fort Lauderdale office, who all represented the seller.

I just closed on my listing at 2665 SE 2nd St, Pompano Beach. It is a 3/2 pool home with a pool and many uogrades and just a 10 minutes walk to the beach on the west side of the intracoastal waterway. It was listed for $399,000 and closed for $360,000. It was under contract in just over a week. We ran into trouble when the appraisal came in significantly below the contract price. This is not unusual these days. After some back and forth we negotiated a compromise somewhere in the middle meaning the buyer had to come up with more cash to close. I just sold my listing at 1050 NE 27th TE in the Harbor Village community of Pompano Beach, FL. It was a bank owned property on the canal with direct ocean access and no fixed bridges for boaters. The 3/2 pool home was listed for $469,900 and ended up selling for $510,000. Additionally, it had over 20 offers! Although it sold quickly, it was in pending status for many months due to excessive liens over $100,000 from a code compliance issue. We  eventually got the liens reduced to something more manageable and we finally closed today. Over 200 neighbors attended the Lake Project Community Meeting on May 14th presented by Rick Weber and Wills Ryan (Ryan Construction). There was excitement in the room and lots of information shared with us about the lake construction.   To recap what we learned: All lakes will be completed in 14-16 months.  The construction is being accelerated because of the immediate demand for product for the Airport Expansion project. An 11.5-acre park planned for Collier City, an area some residents say is neglected by the city, might be too good to be true. The city and the donor of the large piece of undeveloped land, J.P. Orleans Development LLC, can't agree on the terms of the donation. The company wants the city to spend $1.5 million building a road to get to the land, which now is inaccessible and boxed in by other developments. That would give J.P. Orleans access to the rest of its land, about 60 acres on which it plans to build homes or apartment buildings. The city rejected the land donation, which J.P.
