Palm Harbor Florida 34683 - Homes for Sale - May 2013 Palm Harbor Florida is split into three zip codes and we are looking at the 34683 zip code, which runs along the coastline. As you can see from the map, someone has included a single home which is located in Crystal Beach. Crystal Beach actually has it's own zip code and is not part of Palm Harbor Florida. This is why the map only has a single home for sale in Crystal Beach, where the zip code is 34681. There are currently 91 single family homes on the market in the 34683 area zip code of Palm Harbor and the price ranges are as follows: over $1 million                  19 homes $500k - $999k                    10 homes $250k - $499k                    38 homes $100k - $250k                    23 homes under $100k                     ...

"Why do I need to do a final walk-through? I just want the keys to my new home so I can move in!" I have heard that question more than once through my years of selling homes and I always tell clients the same thing. Theoretically, you can just sign off and not do the final walk-through, but if the home is not in the condition you are expecting it to be, you have just signed that you will accept it anyway. There are so many things that need to be addressed: -Have the repairs been completed as promised? -Have the repairs been completed by a professional? -Are all of the appliances and other items that should be left in the home still there? -Is the home left in 'broom clean' condition?  Here in Florida, 'broom clean' is the acceptable condition. I have had buyers who want holes in the wal...

Spring flowers bring March showers. Perhaps not the way the saying goes, but certainly the case here in the Palm Harbor Florida area this month. Our flowers are showing a multitude of magnificent colors and the weather has been reminding us that rains are in the forecast for much of the month. The great thing about living down here in Florida's Suncoast is that even when it rains, it is normally a short rain preceded or followed by blue skies and plenty of sunshine. With temperatures going up to near 80 again today, it is wonderful weather to be outside enjoying the sights, sounds and smells of Spring in the air! If you are ready to relocate down here to the Palm Harbor Florida area, give me a call today to discuss your home search and relocation plans!

Wagon Wheel Flea Market down in Pinellas Park was our goal yesterday. Wagon Wheel and Mustang Flea Markets have combined to one enormous facility on Park Street. It is a relatively short drive from Palm Harbor Florida. While there, I was able to get a few Asian radishes (they are long, white and look like German radishes), as well as a lot of wonderful fresh fruit and veggies. Today we are heading north, to the flea market on State Road 52 up in Hudson. Ronnie is looking for fishing supplies to repair rods and naturally, new line and hooks. I am going to get a couple of new orchid plants and some pots for transplanting. We have so many wonderful flea markets and farmer's markets here in the Palm Harbor Florida area! Going through the parking lot, I would estimate that about a fourth of ...

Selling your home means always having it ready to show! This is so important and something that cannot be stressed enough to sellers! You never know when the phone is going to ring and a potential buyer wants to see your listing. What do you need to do? Well, assuming that you have followed your Realtors instructions on getting the home ready for market before it was ever listed, there are certain things that you need to get into the habit of doing on a daily basis. If you have pets, those pets need to be crated when you leave since potential buyers and their agents do NOT want to have to chase your dog or cat down the street because it got out accidentally. In addition to that, many people do not want pets jumping on them. Remember that your kitty litter box needs to be changed daily! ...

Palm Harbor Florida Market Report for January 2013 shows that 53 single family homes were sold. These homes ranged in price from a high of $700,000 for a short sale home with just under 5000 sq ft of living space down to $30,000 for a small 2 bedroom 1 bath home with under 800 sq ft. There is indeed something for everybody but with the inventory extremely low, finding that perfect home can indeed be frustrating right now. The average time on market during January 2013 was only 69 days! If you are considering purchasing in the Palm Harbor Florida area, give me a call so we can discuss your plans. I would love to assist you with your home search.

What does proof of funds mean? How do I supply that information? Proof of funds means that you plan on paying for your purchase of a home or condo with cash. While you may have plenty of money in the bank and paying cash is not a problem, the seller wants proof that you have the funds. The simplest way to provide proof of funds is to print out a copy of your bank statement (or statement from wherever you have these funds) and black out the account number. You want to be sure your name and address are on the printout, as well as the date. It needs to be current (within the last 30 days). This information needs to be supplied to your Realtor before you begin looking at properties. Why? Well, although your Realtor has told you that you need to supply proof of funds, unless that proof has a...

Wall Springs Park in Palm Harbor Florida is indeed the place where the fish mingle. Ronnie and I took a walk up to the park late yesterday afternoon and were amazed at the hundreds of fish that were in the spring section. The spring feeds out into Boggy Bayou and as the tide changes, the fish go in and out between the fresh spring waters and the salt water of Boggy Bayou. Yesterday there were hundreds of fish! More than we have seen there in a long time. Mullet, sheephead, snook, red fish, needlefish and so many others. Some of the smaller fish that were not mullet kept jumping out of the water to flee the hungry snook that were obviously chasing them! We are so lucky to have Wall Springs Park here in Palm Harbor Florida. It is a wonderful place to walk to from our home in Crystal Beach...

Indeed, his beak can hold more than his belly can - I am talking about the Florida pelican! When boats come in, it is amazing how many pelicans flock around the boat to see if there are fish coming off. Even when we are out fishing, we often see pelican coming awfully close to the boat when they see us reeling fish in. The pelican is always swimming close to where man is fishing, always looking for a handout. Guess you can't blame him but they actually get nasty with each other, in the battle for who gets whatever is tossed their way!

Weedon Island Preserve - Old Florida is indeed still alive and well! I have the photos to prove it. Whenn Ronnie and I were out taking a hike on the trails of Weedon Island Preserve, we went on a path that turned out not to be a trail. I was waiting for an alligator to come around the corner any second since we were walking between the mangroves and away from all of the normal paths and trails. Still, it was a lot of fun and I got several really wonderful photos! We continued on until it just got too muddy to walk any further. If this had been summer, mosquitoes would have had a feast...........it would have been Ronnie and I on the menu! Weedon Island Preserve in St Petersburg Florida is a fantastic destination for a day of adventure! There are so many wonderful parks and preserve area...
