Market update for July 2008 The inventory of listed homes in Lehigh woods decreased by 8% from June to July. The change in average sale price was very minimal.  The average sale price to list price difference is not as drastic as Seminole woods this month...but that is still a large difference between what is selling and what current inventory is listed for. Market update for July 2008 Wow... the average sale price data for July in Seminole Woods is not encouraging for sellers.  Looking deeper into the data, 7 homes sold in July - 3 of them were short sales, 3 of them were bank owned and one was a non-distressed sale. But when looking at the large difference in list price vs sale price..it again is clear that the lower end deals are coming off the market. Wow...Radon Gas has certainly come onto my radar lately.  About a week ago my mother sent me an article from the local newspaper in my hometown of Steamboat Springs, Colorado that was rather disturbing...especially since my father was diagnosed with lung cancer and passed several years ago.  If you are interested you can read The article "Radon Lurks in City Homes" So imagine my surprise when tonight while surfing the web I cam across the article published in the New York times titled "What's lurking in your Countertops" about Granite Countertops and the elevated radiation and radon gas emissions coming from certain types of Granite.  Can you believe that people are actually pulling out their expensive granite tops now for fear of cancer....yikes!!!

Should you buy a house with a pool?  Maybe...maybe not.  Make sure that your decision to purchase a home with an existing pool is based on need and knowledge and not an emotional decision. There is a common statement here in Palm Coast "The first home you buy in Palm Coast/Flagler County has a pool...the next home you buy does not" Why is this? How did the Palm Coast, Flagler County, Florida housing market perform in the first six months?
