When making the decision to buy, we often go directly to price of the property.  Price is important, and we all want to get the most house for our money.  One thing we can not forget is the interest rate.  Since most people finance their purchase, interest rate on your loan plays a huge role in not only what you pay for the property monthly but also over the life of the loan.  Just 1/2 of a point can be a huge difference.  Let take a look: A $100,000 loan with an interest rate of 5% and a term of 30 years: Payment: $536/month Total interest paid during the course of the loan: $93255.20 Total loan value: $193255.20 A $100,000 loan with an interest rate of 5.5% and a term of 30 years: Payment: $567/month Total interest paid during the course of the loan: $104404.40 Total loan value: $2044...

hmmm...interesting...anyone familiar with this and care to share any feedback. Trying to figure out how to possibly use it as a tool and if the information is actually accurate...sort of like the Zillow.com of Rentals???   Where is the data coming from? "Solution Zilpy aggregates data from most available sources including but not limited to: Googlebase, online classifieds such as Rent.com, private property management leasing data and also offline sources. Daily Real Estate News  |  December 19, 2008  |     " Mortgage Rates Plunge to Record Lows In response to the Federal Reserve's cut in the federal funds rate to near zero, Freddie Mac reports that the 30-year fixed mortgage rate fell to 5.17 percent during the week ended Dec. 18--down from 5.47 percent last week and the lowest since the survey's inception in 1971. Interest on 15-year fixed loans slipped to 4.92 percent from 5.20 percent. Meanwhile, the five-year hybrid adjustable mortgage rate dropped to 5.6 percent from 5.82 percent; and the one-year ARM dipped to 4.94 percent from 5.09 percent. A year ago, the 30-year fixed rate stood at 6.14 percent, the 15-year fixed rate at 5.79 percent, the five-year hybrid ARM at 5.9 percent, and the one-year ARM at 5.51...

THE REALITY CHECK I have been working on a Real Estate Market Update for November 2008 for the Palm Coast/Flagler County, Florida area and quite frankly am horrified by what I am seeing.  I will be posting the results soon...but in the meantime I would like to dig into the cause of this mess from a very local perspective. I am issuing a challenge to all sellers and thier agents to FIX IT!!!!!! I am sorry to be the one to tell you but "WAKE UP"!!!!  Either price your house at or below its current market value or take it off the market and let the serious seller's take the spotlight and get thier houses sold.  Why?  Because you are part of the problem...not a part of the solution.
