Out of the Shadows 2011 is beginning with much more positive news with regards to the housing industry than we have had in several years. The pending sales numbers (houses going into contract) have been climbing for several months. Not every salt water canal home in Palm Coast has any structure on the water so I am often asked by potential buyers what the rules are for building a dock or boat lift on one of Palm Coast’s salt water canals. Here is a summary of the building requirements. Setbacks from the side of the property are a minimum of ten feet. But city can impose other set backs that take into consideration lot size, location, easements existing structures and navigation. No dock can exceed 65% of the water frontage of the property. So for example if you lot is 80 feet wide the maximium dock size would be 52 feet. When you think about this makes a lot of sense.
